The Facilities Manager at Nightingale-Bamford School will support building management initiatives and strategic maintenance goals.
Reporting to the Director of Building Operations and Capital Management, this role will ensure the School’s facilities are clean, safe, efficient, and conducive to meaningful instruction and learning.
Hours: Monday-Friday, 10:00 a.m. - 6:00 p.m.
RESPONSIBILITIES INCLUDE (but are not limited to):
Responsible for the collaborative day-to-day building operations, including janitorial, engineering, site services, general maintenance, and related functions implemented consistent with the school's policies and directives
Manage and/or perform preventative maintenance and repair of all base building components and systems (i.e., MEP, HVAC, Chillers, Generator, Elevator, Boilers, etc.), inspection, cleaning, and all required actions to comply with applicable health, safety, and NYC building codes
Supervise all maintenance programs relating to the interior/exterior conditions and appearance of the property
Will require a combination of (i) direct repair and maintenance of building systems, (ii) management of staff, and (iii) assistance in the selection & management of third-party vendors
Assist in the development of the capital plan, and the managing of complex upgrades, repairs, and installations, providing project management coordination as necessary. Coordinate with vendors on all project work and facility operations
Procure maintenance/repair-related items, and review, and reconcile payment invoices. Manage inventory and provide status reports
Must be familiar with contracts, budgeting, financial reporting (monthly and quarterly), and tracking practices.
Must be able to recognize system/building shortcomings and respond to operational and emergencies
Assist in the management of contract services for base building systems and equipment (e.i., BMS, HVAC, generator, elevator, life safety, lighting control), including the development of specifications, negotiation of service agreements, and day-to-day monitoring and coordination/scheduling of vendor performance to assure full compliance with standards established within the service agreements or scope of work
Manage custodial vendor operations and related functions
Manage event setup for Auditorium, gym, and other public assembly locations and coordinate with key personnel
Assist in hiring, training, and motivating facilities/operations personnel. Maintain positive staff relations
Assist with space planning and office modifications
Assist with and provide direction and technical assistance to architects, engineers, and contractors for new construction, renovations, and maintenance
Maintain work orders, and delegate appropriate responsibilities to designated staff through completion
Assist in overseeing all furniture re-configurations, repairs, and installations
Maintain all outdoor spaces including landscaping, walkways, and snow removal
Provide 24/7 emergency response and backup support for operational staff in handling on-call facility emergencies as well as ensure compliance with security policies and practices, especially related to the physical security of facilities
Cultivate and maintain effective relationships with faculty, staff, students, families, and external stakeholders
Develop preventive maintenance schedules, processes and work to maintain, update, and improve the operational efficiency of the facility
Ensure the availability of an adequate inventory of tools and supplies, and procure them if needed
Familiarity with New York City, state, federal, and local regulations related to school facilities
Excellent attention to detail, professional attitude, good judgment, a high level of integrity, and a strong work ethic
Excellent time-management skills and ability to work with tight deadlines
Schedule/Approve Time-Off, and perform weekly Paycom reconciliation
Knowledge of Microsoft Office or similar components within Google Suite is preferred
Strong verbal and written communication skills
Bilingual (Spanish/English) preferred
Be available to work weekends and evenings for large school events
REQUIRED QUALIFICATIONS:
Associate or Bachelor's degree preferred
5 - 7 years of facilities management, maintenance experience, and project management in construction required
3 - 5 years of related experience in a school environment is a plus
In lieu of the degree, a combination of facilities management experience and education will be considered
Strong leadership skills, excellent communication, and interpersonal abilities
Proficiency in facilities engineering, maintenance optimization, and relevant technologies
Must have basic knowledge in all areas and skills with proficiency in electrical, plumbing, and carpentry.
Knowledge of Building Systems and planned maintenance
Effective communication skills, both orally and written; an ability to communicate complex issues, as well as to maintain open communication channels with relevant stakeholders.

SALARY
In compliance with NYC’s Pay Transparency Act, the annual base salary range for this position is $110,000 - $150,000. Nightingale considers factors such as (but not limited to) the scope and responsibilities of the position, the candidate’s work experience, education/training, key skills, internal peer equity, as well as market and organizational considerations when extending an offer.
