We have a career growth opportunity for a Development Associate to assist the Housing Developers in our Pennsylvania office. This position must be situated in the Philadelphia PA region. The Housing Developer I (HDI) works with a team of staff in the construction and development of affordable housing projects. Working under the supervision and guidance of a Development Director, the HDI is responsible for executing tasks that relate to the development and construction of affordable housing projects. The incumbent works on all aspects of project development from planning, funding applications, loan closings, to completion. Additionally, the HDI collaborates with Construction Managers in all areas of construction oversight, client reporting, documentation management and other tasks as requested.

The Housing Developer I (HDI) works with a team of staff in the construction and development of affordable housing projects. Working under the supervision and guidance of a Development Director, the HDI is responsible for executing tasks that relate to the development and construction of affordable housing projects. The incumbent works on all aspects of project development from planning, funding applications, loan closings, to completion. Additionally, the HDI collaborates with Construction Managers in all areas of construction oversight, client reporting, documentation management and other tasks as requested.
Project Development Responsibilities
- Completes necessary reports to funders;
- Prepares funding applications to public and private funders;
- Provides research and support to developers of realistic project budgets;
- Manages compliance with sustainable design requirements, such as the Evergreen Sustainable Design Standard;
- Manages due diligence related to financial closings, including assembling materials for funders, tracking workflow and tasks, and following up on deadlines with multiple parties;
- Assembles funding disbursement requests to funders during construction, including organizing invoices and updating project budgets in Excel;
- Completes archiving of project files, with clear file organization and structure,
- Provides additional support to developers as needed.
- Produces client reports and correspondence related to construction management services;
- Researches and coordinates information required for construction-related documents, including permits and utility applications;
- Assists in architect and contractor selection, including coordinating solicitations and responses;
- Supports staff in building design process with architects;
- Responsible for tracking ongoing project documentation and timely communications among the client, architect, and general contractor, including immediate and urgent requests that arise during construction, i.e. submittals, RFIs, COPs, change orders, etc.;
- Manages document storage and transfer through a web-based file transfer site;
- Maintains accurate and functional filing system for all construction process documents including draws, change orders, meeting minutes, etc.;
- Assists in review of monthly pay requests;
- Participates in regular construction meetings as needed to help ensure flow of communication throughout the construction process.
- Manages marketing tasks, such as copywriting and design layouts for a wide range of materials: proposals submissions to potential partners, website copy, project info sheets, PowerPoint presentations, event invitations, etc.;
- Assists with industry outreach and contact management;
- Supports team development activities to improve HG Development Group performance and environment;
- Understands and supports HG’s mission, goals, and values;
- Shows willingness to take on additional projects and tasks as needed;
- BA degree certificate or related work experience in finance, public administration, business, construction management or related field;
- 1-2 years experience in affordable housing;
- Valid PA Driver’s License and willingness to travel;
