When you're looking for a "realtor near me," keep this in mind as the Phoenix metropolitan real estate market continues to show dynamic changes. Active listings have slightly increased to 18,134, a 0.5% rise from the previous week, indicating a small boost in available inventory for buyers. However, the number of homes coming soon has decreased by 2.5% to 547, suggesting fewer new options on the horizon for prospective buyers. Pending listings, representing properties that buyers have recently committed to purchasing, have decreased by 1.9% to 8,120. This indicates a slight cooling in buyer activity compared to the previous week. Closed listings have also seen a decline of 3.2%, with 1,439 homes successfully purchased and closed on. This reflects a drop in finalized transactions for buyers. In terms of properties rejected by the market, canceled listings have increased by 12.0% to 400. Expired listings have significantly decreased by 35.9% to 66. These figures highlight a mixed trend in the number of homes being pulled off the market due to lack of buyer interest. Price corrections have decreased by 7.3%, totaling 2,779. This suggests fewer adjustments by sellers to meet market expectations. Overall, the Phoenix market is navigating ongoing changes. Buyer demand has softened slightly, as shown by the decline in pending and closed listings. The increase in canceled listings indicates challenges for sellers, while the decrease in expired listings is a positive sign. Rapid changes in market dynamics highlight the importance of real-time data analysis for both buyers and sellers.

U.S. commercial foreclosures more than doubled in March compared to the same month in 2023. California had the most commercial foreclosures in March at 187, an 8% decrease from February but a 405% increase from a year earlier. Texas saw a 31% increase month-over-month and a 129% increase from March 2023, while Florida experienced a 30% uptick for the month and 107% for the year. Delinquency rates for mortgages backed by commercial properties were the same during the first quarter as during Q4, with 3.2% of loans either more than 30 days late at the end of the quarter or real estate-owned. Office properties remain the most common for delinquencies and foreclosures. The delinquency rate for office-based commercial loans increased to 6.8% in the first quarter, while hospitality-backed properties ticked up to 6.3%. Delinquent retail-backed loans dropped from 5% at the end of 2023 to 4.7% in Q1. #CRE #commercialrealestate #foreclosures #creinvesting #crelending #creadvisors

In commercial real estate, pricing cycles are common, lasting about 7-10 years. Focusing on multifamily properties, many trends have followed this pattern. Using CoStar's Commercial Sales Index, this shows the past and current conditions. There was a significant drop in multifamily during 2023-2024. As for March 2024, multifamily prices were down 26% from their peak in July 2022. Factors such as higher interest rates and slowing net operating income are contributing to these declines.
