A well-executed preconstruction process helps anticipate and strategically mitigate challenges. Our design partner on this Second Presbyterian project shared: “Working only with a Letter of Intent from the church, Charles C. Brandt Construction has been very helpful in working with our Architect-Owner team to identify areas of potential cost savings prior to signing an Owner-Contractor agreement. They were able to identify a larger list of potential cost savings items than were necessary, but this allowed the church to choose only the items they were comfortable with. A dispute between City of Racine Racine Water Utility and Village of Mount Pleasant officials not only is seemingly affecting development in Mount Pleasant TID #5 (Microsoft Data Center), but is also halting construction and development of many residential communities outside of TID #5. If you're from the area, follow along with my thoughts and opinions, and do some research on your own [links in comments for articles/information]. TMJ4 News reported: "In a statement Thursday [6/9/2024] Racine’s Mayor Cory Mason claimed their city has not received the benefits that were advertised by Mt. Pleasant Officials when they last amended the agreement in 2018. He specifically cited Foxconn’s job projections in the area falling significantly short by 2021. Microsoft doesn’t fill the gap, so Mason wants to renegotiate." Wisconsin Public Radio / WGD reported similar: "Racine now says the details of an amendment on water and sewer service that enabled Foxconn to move forward need to be renegotiated because the Microsoft development promises fewer jobs than Foxconn." My comments after reading the "Intergovernmental Agreement Between City of Racine, Racine Water Utility and Village of Mount Pleasant / Relating To Impacts on Public Services Associated With Village Of Mount Pleasant Tax Incremental District No. 5" 1. The Village of Mount Pleasant entered into a development agreement with three Wisconsin corporations (collectively "Foxconn") in 2017 and created TID #5 in order to provide public infrastructure. 2. The intergovernmental agreement is between the Village of Mount Pleasant and City of Racine, Racine Water Utility relating to TID #5. 3. The agreement is for the duration of TID #5 (2047) and guarantees that there will be a sufficient revenue generated to meet Racine Utility's deficiency costs - and if this revenue isn't reached than Mount Pleasant will pay for the shortfall. 4. The Village of Mount Pleasant will increase their contributions to the Racine Area Transit Commission, with expected increased use in the Mount Pleasant area. 5. There are a variety of other portion of this agreement such as boundary studies and future wastewater treatment expansion. In the 19 page agreement document, I found nothing that is relative to jobs creation and nothing stating the agreement between Village of Mount Pleasant and City of Racine, Racine Water Utility was specifically for Foxconn -- everything in the agreement notes TID #5 (an entire area with multiple developments, not one single development). And as a bonus for Wisconsin Builders Association home builders and single family home developers, somewhere between 5-7 developments are being help up due to this "need for renegotiation" from the City of Racine Mayor. With a nationwide shortage of roughly 1.5 million housing units [Reported by National Association of Home Builders], every development counts in increasing the supply and working to stabilize our economies.

❓🚧 I recently received a question from another Lean Construction leader about setting up and maintaining a Takt plan for a large non-residential project. 📈🔧 Here's a quick breakdown of my response for consideration: 1. Drafting the Plan It takes about 20 minutes to draft a Takt plan for a 2-3 year project. 🕒 2. Coordination Meeting The draft plan is vetted with trades in a one-hour coordination meeting or less. 🗓️🤝 3. Updates Updates are made in 10 minutes or less, with a regular cadence of other weekly meetings. 📝 4. Time Efficiency It doesn't take any longer than Last Planner and is actually shorter in some instances. ⏱️ You don't need a dedicated resource for this. The responsible project person for planning and executing can handle it when properly onboarded and trained. 👷‍♂️👷‍♀️ Key Points: - Resistance It often comes from not knowing. Invest time in teaching, onboarding, and building trust. 🧠🤝 I highly recommend using Scrum to implement Takt and check out the free course on my profile link and Jason Schroeder’s YouTube channel LeanTakt for more. - Smooth Workflow This system allows for a sustainable work pace with buffers and better flow. 🌊 - Trade Buy-In It sells itself with the trades. "In July 2023, at a construction site in Kansas City, Missouri, 29 men and three women started their workday in an unusual way: by swallowing a pill-sized data-collection device. The devices would monitor their body temperature as they labored in heat that averaged around 88 degrees, with 50 to 70% humidity. The results were alarming. Over three days of data collection, 43% of workers’ body temperature reached 100.4 degrees—the level of a low-grade fever, the University of New Mexico–led study found. And 4% of workers exceeded 101.3 degrees." Construction companies are taking a step forward in promoting gender diversity in the industry. Baker Construction, Gilbane Building Company, McKissack & McKissack, Mortenson, Power Design, Shawmut Design and Construction, and Suffolk have all signed on to the Million Women in Construction Community Pledge. This pledge aims to support and advance women's careers in the construction industry, which has traditionally been male-dominated. By signing the pledge, these companies commit to providing equal opportunities for women, implementing inclusive policies, and promoting diversity and inclusion throughout their organizations. #NeoCon and #DesignDays were incredibly productive. Over the course of four days, my team and I had the privilege of meeting with many trade partners and industry leaders in Chicago. We started the busy week early, participating in Starnet Commercial Flooring’s #Specifier Seminar over the weekend that precedes NeoCon. The event provided a fantastic platform for collaboration and learning, featuring best practice sharing amongst dealers and private showroom tours with vendor partner leadership. One of the standout sessions was an overview of Gensler’s new sustainability initiative, “Gensler GPS.” This effort aims to empower #Gensler and other A&D firms to transparently identify sustainable finish options, setting a new standard in their libraries and for our industry. It was evident that manufacturers are taking notice as there were far more non-PVC offerings this year. It was also clear that while this evergreen initiative is worthwhile, it needs feedback from every stakeholder in the project’s lifecycle, from the manufacturers to the specifiers, project managers to the installers. Additionally, we gained valuable insights into #Sourcewell and other #cooperative buying agreements, better understanding how to limit bid activity when compelling value propositions can be built around these frameworks. We even tackled #AI, as I led a conversation around how #ArtificialIntelligence can support prospecting, research, training, and data-driven decision making. Above all though, the most fruitful opportunities stemmed from relationship building in an environment like NeoCon or Design Days. The proximity and the energy is immensely beneficial, and it allows #DCO to leverage collective knowledge, access unique resources, and create value-driven partnerships that elevate our projects and service offerings. The Touchplan Team (Brett Adamczyk; Amanda McKernan; Sam Melisi and Tyler Kelly) knocked it out of the park during the two days they graciously afforded Richard Group for training. It was an amazing experience and the resounding sentiment from the field was “When do we get Touchplan on our project?” Touchplan has been rolled out on three of our EHRM projects already and is showing significant success with subcontractor coordination and teaming. We believe Touchplan implemented correctly will be a game changer for project teams utilizing 3-6 Week Planning Schedules or Look Ahead Schedules as you can incorporate digital pull planning and tracking. Buy-in from your Subcontractors is key to a successful well-run project in a team environment. Giving your subs a voice in coordinating the sequence of DFOWs along with controlling their individual crew sizes and days to complete a task allows them to obligate to weekly completion dates while interacting with the other subs during Weekly Coordination Meetings. And, we go as far as to invite the client to join post WCMs to update them in real time of activities and locations required to execute our contractual obligations. This will give the Client/Owner the opportunity to notify end-users, police and staff of the rooms, buildings, parking lots, roadways, etc. that the schedule requires access to and allow for way finding and temp swing space moves to be completed pre-construction. The partnerships between the Owner, Client, GC and Subs are crucial to maintain a holistically respectful and communicative platform in progressing a successful project. Touchplan helps you achieve that goal, and we look forward to what the future holds as we embark on this endeavor and solidify our collaboration with Touchplan.
