The Fed would be having an easier time right now if its inflation target were more like 3% … or if it had no target at all. Inflation has recently been driven by expensive housing (due to tight supply and demographic shifts) and auto insurance (catching up to pricier cars). Are those problems higher-for-longer rates can solve? Post-pandemic and seasonal adjustment issues, along with January’s puzzling jump for a rent measure, are complicating things as well. ICYMI: While private debt funds have increased their dry powder and acquisition-related private debt volume has reached all-time lows, dividend recaps have come into the spotlight. Amid spread compression, investors have become more aggressive and competitive. The combination of better terms with the lack of platform acquisition activity has created an opportunity for lenders eager and needing to deploy capital. Last week LevFin Insights reported that MRO Holdings received a $790mn loan to execute a dividend recap, while Giving Home Health Care snagged a $600mn term loan for the same purpose. Thursday, Bloomberg reported that BREIT's sale of student housing properties in April included a lot of transferable, below-market financing. In addition, it appears that, unsatisfied with first round bids, BREIT offered seller financing at below market rates and encouraged potential buyers to resubmit bids. Bidders including KKR submitted higher bids as a result of the seller financing. When BREIT announced the sale in April, it touted a premium of 7% to its marks and claimed the sale vindicated its valuations. Nonsense. The $800 million in transferrable below-market financing and seller financing almost definitely account for more than 7% of the $1.64 billion transaction price suggesting BREIT was overvaluing its student housing properties - the opposite of the claim it is making. Friday, BREIT announced that its May 31, 2024 NAV is $14.15 - down slightly from March and April and roughly where it was 2.5 years ago. Reading between the lines, which we have to do because Blackstone is not transparent, problems at BREIT keep getting worse. Count on Blackstone to reimpose redemption limits and prolong BREIT's slow collapse.

BlackRock Atlanta recently hosted a fireside chat with Samara Cohen, BlackRock’s Chief Investment Officer of ETF and Index Investments. The conversation was moderated by Teja Tops, an analyst in BlackRock’s Atlanta office, with an audience of fellow analysts. Here were some of Samara’s recommendations for the rising leaders: 1. Look at your career as a marathon, not a sprint. As you paint the portrait of your career, set mile markers for yourself that are both measurable and achievable — then figure out what you want to do next. 2. Move from competency to mastery. During her own analyst years, Samara aimed to move from learning everything she could, as fast as she could, to teaching what she’d learned to others. That’s a crucial way to take ownership of everything you’ve learned. 3. Build up those around you. It’s a win when you can look at someone and say you helped them excel into their best selves.

What’s a T1 settlement got to do with it? When we talk about a T1 settlement, we’re really referring to the trade settlement for securities in the investment industry. The security cycle has shortened by a day, but what does that mean for you? When I started in this industry, we had a T+5 settlement date. This meant that if you sold something, you wouldn’t see that money for another 5 days, so you really had to plan ahead. Over the course of my career, I’ve seen the cycle slowly shorten, with the goal of improving market efficiency and reducing risk. What is an Opportunity Zone Fund? Opportunity Zones are select areas in the US that the government gives investors unique tax advantages for investing in real estate. The most profitable one right now is in DC, specifically the Bridge District across from the Nats stadium. If you live in DC you’ve probably noticed they’ve been building like crazy over there. The actual firm that’s handling the project is called Red Brick LMD. They are an Opportunity Zone Fund company and they jumped after the Bridge District before anyone else. Essentially, Opp. Zones allow investors to invest money into residential property and then exit completely tax-free. Just like a Roth, Cash Value Life Insurance, Municipal Bonds etc. etc. Most often, this is a 5-10 year investment. You pool your money in with other investors and it normally takes about 5 year to fully complete the project. Then they have a 5 year exit period via a refinance and selling the property to a large institution for a profit. Those profits come back to you and the government keeps their hands completely out of it. These are tools that I’ll use with clients pretty regularly, but they aren’t the traditional “stock and bond” portfolio that 99% of the world has. These types of investment are complimentary and are generally not the vast majority of an individuals investment plan. Hope this helps!

In Merrill's desperate attempt to acquire talent, this was a pure money grab. Merrill has been trying to recruit teams for the last 2 years with practically zero success. They had to buy themselves into this one. A team who sits well with the Bank of America Private Banker Model is why this is the sole reason why this worked.
