Brandt Construction has been very helpful in working with our Architect-Owner team to identify areas of potential cost savings prior to signing an Owner-Contractor agreement. They were able to identify a larger list of potential cost savings items than were necessary, but this allowed the church to choose only the items they were comfortable with. While unfavorable weather and a change in nonresidential #construction impacted its first quarter, Martin Marietta maintains a positive outlook. Says chairman and CEO Ward Nye: “Our positive outlook also reflects continued pricing momentum together with the product demand we expect from record federal- and state-level infrastructure investments, large-scale heavy industrial activity, data centers and energy projects, which should counterbalance softer residential and warehouse construction demand, as well as an anticipated moderation in light nonresidential activity.” #aggregates

⬇ Downturn 😕 in non-residential construction.....??? Looks 👀 like it. A recent survey of architectural firm billings for May 2024 follow a trend of decreased firm billings. All areas of the U.S. show a weakening market with the midwest showing the largest drop. Architecture firm billings are a market leading indicator and give us a sense of what we'll see in the construction market 9 - 12 months from now. Based on the current data, we're looking at a slow down in non-residential construction sometime in Q2 2025. The State of the Construction Economy The ASSOCIATION OF BUILDING CONTRACTORS noted that National nonresidential construction spending decreased by 0.3% in April from the previous month; however, it is important to note that the reduction still has grown tremendously year over year and even more significantly when viewed over a two year horizon. One leading indicator for this is probably architectural billings which have softened in the last six months, so it wouldn't be surprising to see even further reductions as the year rolls forward. Join Charles Kahn, AIA, LEED AP and Joey Wang (Multifamily Specialist at Keller Williams Realty, Inc.) next Wednesday for a webinar breaking down zoning regulations, including the new state Density Bonus law, AB1287. Many in the real estate world are already familiar with AB1287, which offers significant financial incentives to residential developers to double the size of their developments if they meet certain affordable housing requirements. What may come as a surprise, however, is where the law can offer the most value: to the small, local developers building in low- and mid-density districts. While high-rise buildings in high-density districts have an inherent advantage of greater efficiencies and economies of scale to bring down the cost per housing unit, AB1287 creates an opportunity for smaller developments to realize similar benefits. Small local developers will be better able to recoup their investments and make a profit, which in turn will encourage them to build more housing. This could lead to thousands of additional units coming onto the market each year. While AB1287 may not be the magic bullet to solve the state’s housing crisis, given the relatively inexpensive cost of construction of low-rise housing, the sheer potential number of such projects could make a real dent. By creating 20 additional parking spaces, Mike Coletta not only addressed the parking crunch but also ensured compliance with ADA obligations and the client’s budget. Here’s how the process unfolded: Redesigned Layout: Mike meticulously reimagined the parking lot layout to accommodate the new spaces. His design incorporated features like charging stations, hash areas, reserved parking, and handicap stalls. Weekend Restriping: The project was strategically scheduled for a weekend.
