Approved by the City of San Jose on July 12, 2023, 1520 and 1530 W. San Carlos street are two mixed use developments that highlight the up and coming West San Carlos Urban Village. This project is in collaboration with Viji Mani, Joni L. Janecki & Associates Landscape architects, and JMH Weiss Inc.. The architecture is modern in both form & materials with generous amounts of glazing to bring in natural light and exposed concrete, metal, and wood to complete the palette of exterior finishes. Inspired by the timeless allure of Mid Century Modern aesthetics, the project's finishes and detailing pay homage to an era. This deliberate nod to the past infuses the developments with a touch of nostalgia while maintaining a forward-looking perspective. A blast from the past…Our 55 Five Pacific project was awarded the “Mayor’s Green Building Award” in Santa Cruz, CA, and was sold to a developer for the 2nd highest per unit cost in Santa Cruz history. On a former Chevrolet Dealership site, 55 Five Pacific is a 94-unit “Small Ownership Unit” (SOU) project. It was originally approved as the City’s 1st SOU project and then subsequently allowed to rent the units instead of sell them. This project is over 300’ long and sited on a boomerang-shaped site with a central Urban Plaza surrounded by Café/Restaurant spaces. The residential units are in 3 levels above the Retail/Lobby/Parking podium base. Additional parking is set down on a basement level and recreation uses happen on the 2 Floor and Outdoor Dining Deck and also up on the Rooftop where the project had the largest living roof at the time of construction. In collaboration with Chris Freise of REDCO Development, Megumi Aihara of SAW landscape architects, and JMH Weiss Inc., 156 California Avenue in Palo Alto, CA is a captivating dual-lot mixed development project we are currently working on. Strategically positioned at a bustling commercial corridor and a CalTrain stop, this project’s plan unfolds as a dynamic streetscape, weaving together a neighborhood favorite grocery store called Mollie Stone’s and the pulse of a well-known commercial thoroughfare with the connectivity of a major transportation hub. Another project we are currently working on is 2470 Alvin Avenue in San Jose, CA with Cindy Tran, JMH Weiss Inc., and Brian Glick, RLA, LEED AP of HMH. This mixed use and multi-family project’s conceptual design, massing, and architectural experience envisions a dynamic urban village on the verge of emergence in the city of San Jose Tully Road/ King Road. The basis of the design breaks the building into 3 activated terraces. Each terrace is not just a physical entity; it is a canvas for creating intimate spaces that cater to the nuanced needs of its future inhabitants. Screens, rooftops, and vegetated spaces serve as the conduits through which the project establishes a dynamic relationship with the surrounding future urban village. TownePlace Suites by Marriott has reached its top at 8-stories. Located at 495 West San Carlos Street, this project is a 176-room extended-stay hotel and is being developed by Urban Catalyst. The project is located a few blocks from Google's planned mega-campus and Adobe's Global Headquarters in San Jose. Adobe is historically a large user of extended-stay rooms and Google will require extended-stay rooms for construction workers during the build out of its planned San Jose campus. When completed, the 8-story building will feature three levels of parking, exercise facilities, guest rooms with full kitchenettes and a rooftop indoor-outdoor lounge with a bar/barbeque pit.
