Project Case Study: 619 Ponce, Atlanta, GA | 4 stories | Type III-B With 22 million acres of commercial timberland, the state of Georgia has been working to take advantage of the growing demand for mass timber. Recognizing the possibilities, real estate investment and management firm Jamestown blended local wood with innovative design, using mass timber to build a four-story office in Atlanta. 619 Ponce is the first commercial project in Georgia to use mass timber made from southern yellow pine (SYP) timber grown in the state. The project demonstrates the influence that developers and their tenants have in generating demand for mass timber construction, particularly in locations that historically have not had a clear supply and manufacturing chain, and highlights the potential for #masstimber market expansion across the country. Since 2021, the American Wood Council and SLB have been involved with the International Code Council’s I-codes, which form the basis for building safety codes in all 50 U.S. states. In 2021, the organizations helped gain acceptance for tall mass timber construction up to 18 stories and, in the 2024 cycle, they supported an approved code change permitting 100% exposed timber ceilings in buildings up to 12 stories. In a 12-story building, this change provides significant cost and embodied carbon savings—about $2.8 million, or 1.65%, of the construction cost and 355,000 metric tons of CO2. Building on these code change victories, the AWC is gearing up for the 2027 I-codes development process, having reviewed over 1,000 code change proposals and submitted 15 of its own. One change proposal—removing certain sealant/adhesive requirements in mass timber buildings—would lead to direct material and construction sequencing savings estimated at $360,000 per Type IV-A building. Currently under construction, the new University of Nebraska-Lincoln College of Architecture expansion is a collaboration between Boston-based NADAAA Inc. and locally based HDR. This project is not only the first mass timber building in Nebraska but also one of the first mass timber architecture schools in the United States, serving as a living laboratory that promises to be a unique new teaching tool for faculty to convey the full benefits of wood design.
