Tenant Migration Trends in Houston Office Market! 🌆  In a recent study conducted by JLL Research, they analyzed the tenant movement in the Houston office market from 2020 to Q1 2024. Here are some key takeaways:      - Over the last five years, tenants were almost evenly split between relocating and renewing in place.       - Switching submarkets is gaining momentum as confidence returns to space planning.      - Relocation trends have accelerated over the last 18 months with 52% of tenants opting to sign a new lease and relocate.      - Flight to quality is here to stay and is spilling over from new construction to high-quality older buildings.      - West Houston submarkets are gaining occupancy as companies shift to be nearer to employees.      - Tenants are more likely to shrink in size when moving to a new address. Despite the challenges faced during Q1, we wanted to share some valuable insights about Houston's office market courtesy of our hardworking research team (Thanks Isabel Choi and team!). Here are the key takeaways from the latest report:   1️⃣ Leasing Activity: Class A properties dominated leasing activity, with notable moves by Noble Corporation and Bechtel. Noble Corporation relocated to a 110,250 SF space, while Bechtel expanded into a 77,300 SF area in Westchase.   2️⃣ Deliveries: Two impressive developments were completed, adding 553,464 SF of office space to the market. The newly finished properties are 1550 on the Green in CBD and Town Centre Two in Katy Freeway East.   3️⃣ Absorption: Q1 saw negative absorption of 458,725 SF, largely due to anticipated company footprint reductions. Despite Houston's creation of 102,900 jobs in 2023, occupiers focused on efficiency and hybrid work models, impacting space demand.   4️⃣ Vacancy and Transactions: Total vacancy increased to 25.8%, driven by occupancy losses from US Oncology and Invesco. Transaction volume decreased by 17% YoY, with Class A properties capturing 85% of total leasing activity.   ✨ Outlook: Houston's office market in 2024 will be influenced by investor expectations on interest rates and the upcoming election.
