Despite the challenges faced during Q1, we wanted to share some valuable insights about Houston's office market courtesy of our hardworking research team (Thanks Isabel Choi and team!). Here are the key takeaways from the latest report: 1️⃣ Leasing Activity: Class A properties dominated leasing activity, with notable moves by Noble Corporation and Bechtel. Noble Corporation relocated to a 110,250 SF space, while Bechtel expanded into a 77,300 SF area in Westchase. 2️⃣ Deliveries: Two impressive developments were completed, adding 553,464 SF of office space to the market. The newly finished properties are 1550 on the Green in CBD and Town Centre Two in Katy Freeway East. 3️⃣ Absorption: Q1 saw negative absorption of 458,725 SF, largely due to anticipated company footprint reductions. Despite Houston's creation of 102,900 jobs in 2023, occupiers focused on efficiency and hybrid work models, impacting space demand. 4️⃣ Vacancy and Transactions: Total vacancy increased to 25.8%, driven by occupancy losses from US Oncology and Invesco.
