The recently opened Aegis Living Laurelhurst offers a vibrant #seniorcommunity with old-world charm in Seattle's University District. The architecture and interior design of the project both reference the historic collegiate gothic style found at the nearby University of Washington. It was important for our design team to pay homage to this unique identity to attract prospective residents, many of whom will have fond memories from their own college days on the campus. 📸: Moris Moreno

Advocating for Mass Timber projects wherever they seem fitting.

I’m excited to announce that I'll be speaking at the Advancing Mass Timber Construction Conference 2024! I’ll be in Nashville from Sept 23-25 and presenting alongside Eric McDonnell from Holmes. Our presentation is around “Exploring the Use of Point Support Systems to increase Flexibility Within Multifamily Projects.” We will be looking at: best fit options for mass timber framing strategies design considerations with units and connection conditions what to consider when finalizing both fire and structural design   I highly recommend you join us at the conference if you’re interested in learning how successful projects are navigating uncharted markets with cutting-edge design. Hope to see you there! More about the event here: https://lnkd.in/gsUuj59J   #MassTimber #SustainableDesign #AdvancingMassTimber #Multifamily

Forbes wrote an article about our "Rule of Six." After decades of work in #adaptivereuse projects and housing #conversions, we've figured out a reliable method for determining if an existing building is a good candidate for a conversion. Our "Rule of Six" offers a checklist of six critical attributes—if a property has one of these attributes, all six or some number in between, it just may be suited to a successful conversion. The considerations include walkable location, operable windows, 12,000-square-foot plate minimums and a depth-to-core not to exceed 45 feet. From ramin rezvani’s view, a compelling place to start with AI is using it for rapid prototyping and idea generation—and he sees it particularly well-suited to #masstimber. Midjourney, a text-to-image AI tool has been described as “ChatGPT for designers and artists," has taken the architecture community by storm in recent months. We recently used this #AI software to develop imagery for a mixed-use mass timber project we're currently designing. “We’re really excited about mass timber as a low-carbon material and see generative AI as an effective tool to explore it conceptually with our clients,” Rezvani says. “In this case, what emerged was a series of unexpected iterations—happy accidents if you will—revealing novel ways to conceptualize mass timber as a structural element." The #seniorliving landscape is evolving, and a growing emphasis is being placed on active, independent lifestyles for older adults.   The concept of “active adult” living is quickly gaining momentum.   These age-focused communities provide havens where residents can enjoy their retirement years surrounded by like-minded peers, in spaces designed to foster social connections and well-being.   So, what exactly are #activeadult communities?   Although many models are emerging, the common thread is choice. It’s about the freedom to select one’s next adventure and all the details that come with it.   Learn more in Ryan Miyahira and Darla Esnard’s article for McKinghts Senior Living on designing the active adult environment: https://lnkd.in/gnGgvRav 📸: Mt. Canopy—a #multifamily community in Shoreline, WA is now leasing all 476 units. Nestled between a bustling commercial corridor and an established neighborhood of single-family homes, Canopy offers residents sanctuary and biophilic connections through inner courtyards and tree-filled views. At 7 stories tall with two floors of below-grade parking, the LEED Platinum Canopy has been designed to accommodate a variety of demographics, from urban studios to 1- or 2-bedrooms, with a few 3-bedroom units. Developer Shea Properties, one of our returning clients, stands out with their preference to offer beauty and extensive amenities to residents, and Canopy is no exception, with 20-30% sq. ft. more amenity space than other mid-rise apartment complexes. The community spaces, a large co-working space, roof decks, a 24-hour fitness center, and quiet private courtyards, enable Canopy to embody an elevated living experience. A second Shea project in the area, also designed by AM, is nearing completion. This 550-unit building (the model of that building is pictured here) is near the Shoreline South/148th Station—part of the Link light rail extension opening this year. #transitorienteddevelopment #midrise

Greg Salandi describes the #healthcaredesign process as a carefully orchestrated dance. Within this dance, architects typically serve as the instructor who leads the choreography that all parties, including vendors and technical specialists, orient themselves around. And as you might imagine, this complex coordination process comes with challenges. Sometimes it can feel like a dance of two steps forward, one step back. But Greg and Hao Duong have begun operationalizing solutions to streamline coordination and prevent backwards steps that cost time and money in the long run. From the ‘big room’ idea, where everybody convenes in-person to discuss everything both big and small—to the ‘design workshop’ idea, where the design process is more like a sprint from start to finish within a set amount of time.
