Our client, an established Residential Property Management Company based in Central London, is seeking an experienced full-time Property Manager to join their team. This is a fantastic opportunity for a property / block manager to join this team with fantastic career growth as they expand the business. As a Property Manager you will be responsible for your own portfolio of residential and mixed-use developments.
The Role
General
To understand the TPI practice standards, RICS Service Charge Management Code.
To have excellent communication skills both written and verbal to provide good customer services
To have excellent time management & organisational skills.
To have to ability to maintain files and other ad hoc tasks to ensuring smooth running their designated portfolio.
Property Management
To have an understanding of service charge budget setting and assisting service charge accountants with yearend accounts.
To be able to effectively manage reactive and preventative maintenance works.
To understand and ensure compliance across your portfolio for all aspects of health and safety.
To be able to effectively manage insurance renewals and claims.
To have experience in attending AGMs and Directors meetings.
To be able to undertake regular inspections of developments.
To have experience in supervising of site staff and contractors.
To have a good understanding of Companies House requirements.
To have an understanding for property management and financial software.
Legal
To have knowledge of landlord and tenant Act.
To demonstrate experience and knowledge of Section 20 process and major works projects.
To demonstrate an understanding of legal service charge requirements.
To demonstrate experience and knowledge of licence to alter process.
To demonstrate experience and knowledge of legal processes which affect the freeholder.
To be able to manage leasehold sales enquiries and tasks associated with property transfers and subletting.
The Person
We are looking for an individual with property management or other relevant managerial experience. In addition, the individual must:
2-3 Years' Experience
Qualifications: AIRPM (preferred)
Excellent skills in negotiation, problem-solving, multitasking, and stress management
Proficiency with Propman
An understanding of how to create and maintain budgets
Knowledge of local & national regulations for property management
Ability to travel to sites when required
The Package
In return for your expertise and dedication, our client offers a competitive salary circa £40,000-£45,000 dependent upon experience. This comprehensive package is designed to reward your hard work and commitment to the role.
