PUBLIC NOTICE NOTICE PLEASE TAKE NOTICE that upon the Application of Colfer Enterprises, LLC (the "Applicant"), the Township of West Deptford Planning Board (the "Planning Board") shall conduct a public hearing on July 23, 2024, commencing at 7:00PM in the Township of West Deptford Municipal Building, located at 400 Crown Point Road, West Deptford, New Jersey 08086 to consider an Application for Amended Preliminary and Final Site Plan Approval and Bulk Variance Approval to allow for the development of a 3,885 +/- square foot office with associated car parking spaces, which will support a trucking terminal operation. The development will also include landscaping, lighting, and stormwater improvements. The site is located along River Lane off of Crown Point Road, within the M-1 Light Manufacturing Zoning District, and the C-Commercial District, and more particularly known as Block 335, Lot 2.03 on the Official Township of West Deptford Tax Maps (the "Property"). The Applicant is also seeking Bulk Variance Approval to allow (i) 18 off-street parking spaces when 19 off-street parking spaces are required by Ordinance, and (ii) a buffer of 40-feet from the residential use to the south of the site and a buffer of 30-feet to the residential use immediately east of the site, when a buffer of at least 100 feet in width is required along the boundary of any residential district or use. Additionally, the Applicant requests a design waiver from the requirement that parking lots shall be designed so that no more than 10 parking spaces shall be placed in a continuous row without an intervening planting area of at least 100 square feet. To the extent necessary, the Applicant is also requesting that the Planning Board grant any and all other approvals, submission waivers, design waivers, bulk variances, interpretations, and any / all other relief necessary to allow for the development of the Property as proposed by the Applicant. Anyone affected by this Application will have the opportunity to appear in person at a meeting of the Planning Board to be held on April 23, 2024, commencing at 7:00PM in the Township of West Deptford Municipal Building located at 400 Crown Point Road, West Deptford, New Jersey 08086, to present any support or objection they may have for the Approval of this Application. The Planning Board may at its discretion, adjourn, postpone, or continue this hearing from time to time, and you are hereby notified that you should make diligent inquiry to the Planning Board concerning any such adjournments, postponements, or continuations.
