The integrated program for Coal Harbour Phase 2 comprises an elementary school, childcare facility, and social housing. The architecture references the harbour and memory of the shoreline, expressed by the building’s ship-like form that is metaphorically docked at shore. Slated for completion in early 2025, the project will be built to Passive House and LEED Gold standards. Coal Harbour, July 2024…Henriquez completed the original Coal Harbour Community Centre in 2000. The new development will complete Phase 2 of the Coal Harbour Master Plan and deliver key community amenities that were designed as part of the Preliminary DP Application in 1997. The project is at the base of Broughton Street, with the seawall to the north and the Community Centre to the east. About us
Guided by the optimistic belief that architecture has the potential to be an expression of social justice, we seek out projects that require complex rezoning, allowing us to actively lobby for densification to balance the necessary transfer of equity towards socially valuable objectives. These projects give us the opportunity to re-envision, challenge convention, and harmonize competing interests to create beautiful, sustainable communities where all citizens may participate and thrive. With studios in Vancouver and Toronto, we are a collaborative, diverse and talented team of 60 individuals from over 25 countries. Our supportive, dynamic studio culture has garnered us recent recognition as one of Canada’s Top 100 Employers, and we have been named one of Canada’s Best Employers for Recent Graduates for the last 4 years. We engage in dialogue on meaningful issues and share ideas, which shape our work and the daily life of our studio. Our culture is one of exploration – a living lab where research, design and technology come together. Recognized as a “Design Firm to Watch” on Architizer’s A+ list, we have gathered our collective knowledge and learning into 7 publications, and we were honoured to exhibit GHETTO – which proposes a unique approach to refugee housing – at the 2021 ECC Venice Biennale.

On International Day of Cooperatives, we're proud to spotlight our 2444 Eglinton Avenue East project, in partnership with the Co-operative Housing Federation of Toronto, Civic Developments and Windmill Development Group. This housing project is the largest co-operative housing development in Ontario over the past 25 years, representing a major milestone in affordable housing. The homes will include a range of living spaces, from studios to three-bedroom apartments, and the development will feature areas for community and retail spaces. https://lnkd.in/gTTRS9sj Cooperative housing plays a crucial role in promoting social equity, community growth, shared responsibility and making housing accessible to more people. In a world where affordable housing is hard to find, cooperative housing stands out as a vital alternative and is key to encouraging a brighter future for more inclusive housing options. 🏗 Our Latest Project At Civic Developments, we are focused on innovative housing solutions with a commitment to thoughtful city-building. Our projects seek a balance of equity, community, and design excellence, and imbed progressive sustainability measures to ensure their viability for generations to come. 🌳 🏘 We are humbled by our latest project - 2444 Eglinton Avenue East - which will be Canada’s largest new co-op housing development in more than 25 years. 🇨🇦 2444 exemplifies our core principles and aims to set a new standard for inclusive, affordable, healthy housing options for Torontonians. 📚 2444 is a story of partnerships, and could not happen without them. On this project, our team of partners include Windmill Development Group, CreateTO, Co-operative Housing Federation of Toronto, City of Toronto, Henriquez Partners Architects, and CCxA Landscape Architects. We believe strongly that assembling dynamic teams such as that for 2444, which bring together public, private, and non-profit entities, is essential in improving overall housing options including those within the co-op sector. ✨ 🔗 Explore the project here to learn more: https://lnkd.in/gitKhtMu #CivicDevelopments #Equity #Innovation #DesignExcellence #Toronto #CityBuilding #CommunityHousing #FutureOfHousing #Partnerships #HousingDevelopmentTO #2444Eglinton #AffordableHousing #FeaturedHousingProject

Our 2444 Eglinton project – Toronto's first new co-op housing development in a generation – has reached an important milestone with its ZBA application approval. City Council unanimously approved the Zoning bylaw Amendment within 3 months – one of the fastest rezonings in Toronto's history. We're so honoured to work on this meaningful project with the team at CreateTO, C2K, Co-operative Housing Federation of Toronto, Windmill Development Group and Civic Developments. A monumental day at Toronto City Council for CreateTO! Lots of hard work from staff and our partners has brought meaningful projects closer to reality. I’d like to highlight two: 2444 Eglinton Ave. E – one of the largest affordable housing projects in Ontario in the last 25 years has been zoning approved – and it was done in just 3 months! Hard to underestimate what an accomplishment this is. Congrats to Jason Chen, Simon McKenzie and our partners Civic Developments, Windmill Development Group and Co-operative Housing Federation of Toronto! https://lnkd.in/gz5fHSrH 275 Merton St. - a creative partnership that will bring more rental homes to midtown Toronto. We are taking City-owned land, joining it with land owned next door by Collecdev Markee and really making the best use of these lots to build a new purpose-built rental building with 30% affordable rental homes. Thanks to Jason, Sarah Corey as well as Jennifer Keesmaat and her team at Collecdev for their partnership on this project. https://lnkd.in/gp8a_iJm Both these projects will bring the City of Toronto closer to meeting its aggressive housing goals and CreateTO is thrilled to play a large role in unlocking City land to get there. Thank you to City Staff and Abi Bond at the Housing Secretariat for their support! #Toronto #development #affordablehousing #citybuilding

[Toronto, ON] Councillors voted to adopt a zoning by-law amendment to allow for next steps in the highly anticipated Eglinton Avenue East #HousingNow development — the largest #CooperativeHousing initiative in Ontario in the last 25 years. Next, the amendment will be considered at an upcoming City Council meeting. As Senior Technical Lead at HousingNowTO, Mark Richardson put it, an approved amendment would mean “turning 199 surface parking spaces into over 900 units of new housing.” The proposed development would comprise 919 residential units, 612 of which will be rent-geared-to-income, affordable, and market rent controlled co-op housing units. Residents would inhabit three towers: a 31 storey building, plus a 19 and 41 storey co-op building with a shared podium containing above grade parking and community uses. At grade would be commercial and retail space. https://lnkd.in/etkPPpJ9

📣 We are excited to occupy this one-bedroom affordable apartment for Kehilla residents as part of our collaboration with Westbank Corp at The Mirvish Village development. 🏤 This unit stands out not only for its affordability and great amenities but also for the support it receives from Kehilla's Rental Assistance Program (RAP). 🔵 The combination of affordability and support is designed to provide new residents with a nurturing home in our Toronto community. 🌀 Hence, we are proud that all 12 affordable units are distributed throughout the development, which reflects the commitment of the Mirvish Village development to inclusivity and equity. 🎨 #AffordableLiving #InclusiveHousing #CommunitySupport #MirvishVillage #Toronto
