Since the GFC, most western economies have relied on central bank policy to manage both inflation and employment. As we've said before, we believe when it comes to economic growth, central bankers and markets generally overestimate the impact of monetary policy, as evidenced by the anaemic recovery from the 2008-2009 crisis, despite a zero interest rate policy and quantitative easing. But now it’s a different battle. Today’s battle is not about lack of growth, but too much inflation. Are central banks effective in this fight? Find out in our latest article 👇

“There are times when it’s risky to buy residential. That’s when housing starts are booming and supply is surging and that’s not the environment we’re in now,” Chris Bedingfield in Livewire Markets' article today.
Why now might still be a good time to buy a house

Rents have surged in the years post-Covid as the population boomed. As we've said before, the demand/supply of housing and changes in replacement cost are the long-term key drivers for residential property, not interest rates. Unfortunately, there are no pure listed residential rental REITs in Australia to take advantage of the significant local demand and supply mismatch. However, there are opportunities in countries that are seeing similar dynamics play out. We believe one such country is in Canada, as we write in this month's article.

Are Aussie interest rates heading for zero? In February 2015, we published an Investment Perspectives article on why we believed Australian interest rates would approach 0%. Our argument was simple: without the benefit of ongoing government fiscal support, the private sector was required to borrow to sustain economic growth. The incremental borrowings added to the stock of household debt, requiring ever-decreasing interest rates to sustain the appetite for more credit. As the dust settles in a post-pandemic and normalising inflation world, we see a similar pattern emerging in Australia again 👇 #interestrates #investing
