Greenplate Development Group opens 36 South; affordable housing for tourism workers

In an effort help with housing demands for tourism workers, new apartments opened Friday on Hilton Head.The development, called "36 South," is a commercial conversion of the Greenplate Development Group."The goal with this building and our vision right now moving forward as well, is to always have employees here," said Real Estate Developer, Brandon Greenplate.It used to be a bank, one to which Trey Graves, of Graves Construction, says he has a personal connection."My grandfather built this building in the early 70s for Hilton Head National Bank, and 50 years later, I've turned it into apartments," said Graves.Around 14,000 people commute to the Island for work everyday, now this means much better commute times for workers.Forty-two people will move in by the end of next week, all employed at Sea Pines Resort. There are 48 spaces total."I think for this project, having one of our main employers as Sea Pines Resort, as a partner to have their qualified workforce on island is a win win win for the community," said Missy Luick, Director of Planning Hilton Head Island.The new development is located conveniently near beaches, restaurants, and stores."It's super important, half the reason we did this project at this building and the reason it worked was its location," said Greenplate.For Graves, this means his grandfather's old building gets a second life."I think that's probably the most important thing out of this whole project, is taking something that was old and turning it into something new that still has the Hilton Head look," said Graves.
