Three stone barns with planning permission

What? Three stone barns with a slate and corrugated roof forming an L-shape around two sides of a courtyard, with a further smaller building on the far side.

The buildings cover 3,547 sq ft and sit in approximately an acre of grounds. There is further surrounding land owned by the seller, which could be made available by separate negotiation.

Where? About 13 miles north of Dartmoor. Its hilltop position gives stupendous views to the dramatic skyline of the National Park. The village of Dowland is just a mile away, but you will have to travel about three miles to Dolton for your day-to-day needs and a primary school. It is a bit of a trek to the nearest supermarket at Okehampton, more than 12 miles away.

How much? £400,000.

How wrecked? This is just a roof and four walls for each barn. There is some more good news - barns can be very dark, but these have a surprising number of windows and doorways, letting in a good deal of light.

What will I need to do? Ideal for either a developer to do up quickly and sell on, or for an energetic buyer with the clout to do it themselves. Either way, you will need to spend at least £250,000 to make it livable. Even if you spent up to £400,000 to put in more expensive fixtures and fittings, you could still come away with a profit as the location will support the finer finish.
