Valuation fees

On applying for a re-mortgage, this reader encountered valuation “fees” that seemed unfair and unnecessary

Sir, I recently applied for a re-mortgage (letter, July 4). Anticipating the need for evidence of the value of my property, I obtained three separate valuations from local estate agents. During my telephone application I was advised that a valuation fee of £1,200 would be applied and that my independent valuations were not acceptable and the mortgage lender’s own valuation was essential.

No surprise then that the valuer who arrived on behalf of the lender was one of the estate agents who had supplied the earlier valuation and who had done it free.
