The property group behind the Shard skyscraper in London is working on plans to redevelop another site in the capital.

Sellar Group is in talks with Network Rail about a £1.55 billion redevelopment of Liverpool Street, which is the third busiest train station in the UK.

Network Rail is keen on a redesign because of “significant overcrowding problems” that it thinks will only get worse.

The project is still in the early stages of planning, but should it go ahead it would be Sellar’s third big redevelopment in London. As well as the Shard, the group has also led the redesign of Paddington station in recent years.

Network Rail has begun talks with Sellar partly because it holds the exclusive rights to buy the Andaz hotel, which lies next to one of Liverpool Street’s entrances.

As part of the project, a bigger two-level concourse would be built as well as a new hotel and office block. 50 Liverpool Street, an office building owned by Network Rail, would be torn down to make way for a remodelled entrance to the station.

Sellar and Network Rail are in formal talks, with a view to entering into a development agreement by January 2023.
