Ruchlaw House, a Baronial property in Stenton, East Lothian, dates from the 17th century when it was built for local nobleman Archibald Sydserff. The B listed house remained in the ownership of his family for a number of centuries, until it was purchased in 1950 by the Scottish playwright James Brodie.
Its current owners have called Ruchlaw home since 2013, when they bought the property which was in need of cosmetic attention and upgrading. On the market with Rettie for offers of more than £1.75 million, the home has had the necessary work done, as well as upgraded bathrooms and redecorated interiors.
Gardener’s Cottage, a stone-built, three-bedroom house in Ruchlaw’s grounds, also needed a complete overhaul at the time of purchase, which was completed along with landscaping of the property’s 22 acres of land.
Ruchlaw’s accommodation is spread over three storeys and has five bathrooms, four reception rooms, a large library and utility room, as well as a pantry and wine cellar. There is a two-bedroom annexe neighbouring the house, which has access from a hall on the ground floor.
As well as Gardener’s Cottage, the asking price includes another two-bedroom dwelling, Doo’Cot Cottage. Both cottages are available to purchase separately. A courtyard houses former kennels, stables and a coach house not yet developed.

The property also benefits from a formal walled garden complete with fruit trees and box hedging, and there is an orchard, tennis court, and paddocks to the north and south. The owners have created a number of walks through the woodland adjacent to Sauchet Water, which flows to the east of Ruchlaw House.
Although they are selling, the owners say they will miss the property’s location, which is rural yet close to Edinburgh, which is a 45-minute drive.
