Is it worth it?

What it is: A two-bedroom holiday bungalow on half an acre about six miles from the seaside town of Dungarvan. Built from cedar wood with a corrugated-iron roof, it is nearly 30 years old and has about 550 sq ft of living accommodation. In addition to the bedrooms, it has an entrance hallway, living room and bathroom. There is also a private well and septic tank. Fixtures and fittings are included in the sale and any furniture is up for separate negotiation. There is electric heating and an open fireplace in the living room. There are a number of trees on the site.

The problems: Buying a holiday home in Co Waterford that isn’t near the sea might be seen as foolhardy. Though it is regarded as one of the best beaches in the country, Clonea Strand is about nine miles away, while shops, pubs or restaurants in Dungarvan are a six-mile journey.

Having been built nearly 30 years ago, its “architectural style” has a functional look about it and the next owner may well want to make cosmetic changes to the exterior. According to the agent, the garden needs a bit of work, too.

The advantages: There are excellent views of the Comeragh mountains, and the nearby Colligan Wood provides walks, picnic areas and a selection of wildlife including deer, rabbits and foxes. Dungarvan town has a fine selection of restaurants and pubs among its tourist attractions, such as sea fishing. There aren’t many other places you would find a habitable holiday cottage for this sort of money, especially in the southeast. Cottages in need of renovation in Co Waterford can be found for about the same price, but not near the coast and, generally speaking, not in decent condition.

Knockroe may suit those in search of a holiday home or a secluded retreat on a limited budget, and the half acre of grounds may even present an opportunity for further development, subject to planning permission.
