Is it worth it? Lanark, £189,000 o/o

What it is: A traditional two bedroomed semi that needs some modernisation that is being sold with its large garden, in which there are two plots with planning permission to build further houses. The cottage would go some modernisation, but appears to be perfectly habitable.

The problems: The owners are currently advertising that they would welcome interest in the package as a whole, or the cottage and each plot separately. Clearly, if any of the components were removed, the whole would become significantly less desirable.

The advantages: This is potentially an amazing opportunity for someone trying to get on the developing ladder. Live in the cottage and build in the garden - providing either letting income from the new house, or three potential houses to sell in the next year or so.
