The problems: The property consists merely of the church, a right of way and a couple of parking spaces in front of the building. The grounds are a cemetery, which though no longer used for burials, is still visited regularly by relatives of the deceased, who have right of access. The building is a listed structure, so planning for any development is likely to be a delicate procedure, and no changes are likely to be allowed to the outside of the building. There is no sewerage in place, which will be necessary for any future development, although there is a footpath that can be dug up for this purpose without interfering with the cemetery.
The advantages: Although the agent’s brochure suggests that a coffee shop, restaurant or art gallery may be the most suitable use for this former place of worship, there is no reason why it could not make a stylish home, subject to the relevant planning permission. The property is in a good location near the centre of the village, which is booming at present. The agent says a quarter-acre site around Rathcormac would fetch a similar price in the the current market. Situated on the N8, the village is due to be bypassed before the end of this year.
