What is it? No 29 Ben Edair is a two-bedroom end-of-terrace cottage in Dublin’s Stoneybatter.
The problems: Feeling blue? That might have something to do with the dark navy paint on the exterior. Inside doesn’t cheer things up much either. It’s in need of a cleanup as the former owner’s possessions — and rubbish — are still strewn around the place. Despite having a facelift 10 years ago when an extension was built, there’s still no central heating. The north circular end of Stoneybatter has had its share of anti-social behaviour.
The advantages: This is a two-bed cottage that needs little more than a spring clean and a new heating system. It has a new roof, is structurally sound and has nothing a lick of paint or some soapy water won’t fix. It’s very close to Phoenix Park and is within walking distance of the city centre. These little artisan cottages still rent well, so one for ¤139,000 — down from ¤150,000 — with only aesthetic problems shouldn’t last long on the market.
