What it is: A former Sunday school with planning permission for conversion into a 880 sq ft home with one bedroom, one bathroom, a double-height reception room, a dining room and a terrace.

The property is in the grounds of the parish church in St Giles on the Heath, a hamlet five miles from Launceston and 10 from Holsworthy. It is being sold at auction at the Novotel hotel in Plymouth on November 26 at 1pm.

The problems: Any Grand Designs dreams are likely to be limited by the existing plans, which specify that you cannot build a second floor and must keep the double-height ceiling of the school hall. The work will cost about £80,000, the auctioneer says.

The advantages: The property is in a great rural location. Once converted, the auctioneer estimates that it should sell on for about £275,000.
