Is it worth it?

What it is: This traditional stone-built farmhouse is near the Healy Pass, well off the main Kenmare-to- Glengarriff Road. Long uninhabited, it comes complete with horror-film style cobwebs and genuine derelict charm. There are eight acres of grounds, currently used for silage and hay. Beside the main dwelling, there is a ruined dairy and there are two other ruins, formerly a turf store and a cabin. The main house is divided into a main living room and sitting room on the ground floor, with three bedrooms upstairs, in all about 700 sq ft.

The problems: The house has not been occupied for about 20 years, according to the agent. At the moment there is no water, electricity or sewerage, though electricity is nearby to the rear. The next owner would need to spend in the region of €90,000 just to get the interior into habitable shape and about another €40,000 to extend. Someone applied unsightly bitumen over the roof a few years ago and the outbuildings are in an advanced state of ruin.

The advantages: The main house is rendered to the front and most of the windows, which look relatively recent, are intact. Though not pleasing to the eye, the layer of bitumen on the roof means the inside is in better condition than it might have been. The agent reckons the upstairs floors may even be treatable. The adjacent dairy could probably be integrated into any development of the property, which has the potential for a small income from its eight acres. There are excellent views across to the Healy Pass and views of Bantry Bay in the near distance.
