A property fund run by Irish Life has lodged plans for an office block that could accommodate up to 1,300 workers at Earlsfort Terrace in Dublin city centre.
The assurance and pensions company is aiming to demolish Seagrave House, a five-storey office building on Earlsfort Terrace, and Davitt House, an adjoining redbrick complex on Adelaide Road that is rented by the Office of Public Works.
The proposed replacement building would be up to seven storeys in height, with a gross floor area of 13,000 sq m and a further 2,000 sq m of space in a double basement.
Based on a rough metric of 10 sq m per employee used in the property sector, the new building could accommodate up to 1,300 workers. It would have a courtyard on the ground floor and outdoor terraces on the sixth and seventh. A basement car park with 33 parking spaces and 157 bicycle spaces would be accessed by two car lifts, and would include showers, changing rooms and lockers.
The planned building would be likely to command a premium rent, given its location close to St Stephen’s Green and the central business district.

The Irish Life properties are opposite the new headquarters of Arthur Cox solicitors on Earlsfort Terrace and Hatch Street, and close to the AerCap House, where the rent is €645 per sq m.
