* Rent out a room: a good option if your home is big enough -and you don't mind sharing it with a stranger. You should get at least £100 a week in London, but less elsewhere. The first £4,250 a year is tax-free
* Got a parking space you don't use? Rent it out: near a city centre, it could be a nice earner
* Let out the property and rent somewhere smaller. You will have to pay tax on the rental income, but there are various deductions. Consider increasing your mortgage, as you can offset the interest against rent you receive
* Offer your property as a location for film or television, or use it as a venue for commercial events such as lingerie or kitchenware parties

* Free up capital through an equity-release scheme - a kind of reverse mortgage under which you take a loan repaid after your death. These schemes are suitable only for the over-55s, and can be expensive, so make sure you get good financial and legal advice
