Four newly constructed light industrial units in Sharnford, Leicestershire have been let in a single deal negotiated by our Director, Andrew McFarlane-Holt. The four units, representing 20,000 sq ft industrial/storage/distribution space, have been built at The Farm, the existing commercial complex owned by John Brindley Transport, following opportunities created by the pandemic. Andrew explains: “One of the legacies of Covid has been a significant demand for medium and long-term storage facilities or distribution centres where goods can be stockpiled. Our advice to the client was that existing hardstanding storage areas could be repurposed with new construction units that would provide greater value.” Our Planning & Development team submitted and secured consent for the construction of the four units, with each one deliberately designed to be in keeping with existing buildings and featuring a linked, portal frame structure. Prior to marketing, negotiations were undertaken with the existing tenant, a national PLC, and they are now taking occupancy. Andrew continues: “Sharnford is well-connected, with the A5, M69, M1 and M6 all in close proximity so we were anticipating high levels of interest. Plans move forward for Hazeley Enterprise Park near Winchester 🏢👀 Winchester City Council has agreed to grant consent for the final phase of an ongoing redevelopment at Northfields Farm on the northeastern edge of Twyford, Hampshire. Headed up by Hazeley Developments Ltd Group (formerly Humphrey Farms), the four-year project will see the existing site evolve into a modern business destination, with a mix of office and light industrial/commercial buildings alongside a central hub with café and meeting spaces. A key feature of the approved redevelopment plan is the removal of a feed mill, the largest of its kind in southern England. Hazeley Group has been aware for many years of local concern over the environmental and visual impact of the mill. It’s worked with neighbours and local authorities to enable its removal, with demolition expected by 2026. Don’t blink or you might miss it! 🏗️In August, #TeamGrainger broke ground on our new Northwest Distribution Center in Gresham, Ore., and as you can see work on the site is moving right along. The 500,000-square-foot building, set to open next year, will house a wide variety of products and create 150 local jobs. Thanks to our partners at Perlo Construction for this video.

Jeanette White of the N.C. Department of Transportation (NCDOT) updated the Sylva Rotary Club on the R-5600 project to reconfigure N.C. 107 through Sylva's commercial corridor. The $155 million, 2.6-mile project aims to improve safety and traffic flow by implementing a right-in, right-out configuration and adding several walls to minimize business impact. Construction, starting in late 2025 and lasting about four years, could be shortened by working during low-traffic daylight hours. The project will modernize stormwater management and incorporate a green wave traffic system. Despite community concerns, efforts have been made to reduce business disruptions, with 40 businesses impacted. The project also includes refurbishing existing bridges, managing utilities, and potentially adding a detour near Smoky Mountain High School to expedite construction. #NorthCarolina #TrafficSafety #Bridges #Projects

City of York Council have announced that affordable housing is to be increased to 100% on their Ordnance Lane Passivhaus site in Fishergate, with the number of affordable homes being doubled from around 50 to 100. We are currently working with City of York and our Consultant Team to make these changes to our original proposals. Commenting on this, Cllr Michael Pavlovic, Executive Member for Housing and Safer Communities at City of York Council, said: “The average home in York currently costs 10.9 times the average earnings, rents have risen 10% in the last year and energy costs continue to rise. To tackle this, a core commitment of the new Council Plan ‘One City, for all’, is to increase the supply of good quality, affordable housing with high energy efficiency and low emissions. “Creating 100% affordable homes meets that commitment. A challenging leasing environment looms for NJ industrial property owners later this year and into 2025, as a flood of new projects will be met with tepid demand, particularly for oversized boxes. Just 10% of the 18.2 million SF in the pipeline is pre-leased as tenants are reluctant to commit to space before touring the finished product, in a sharp reversal from the pandemic-induced leasing frenzy. Meanwhile, owners of properties over 200,000 SF appear most vulnerable, with just 8% of the largest boxes pre-released thus far.
