🏠 Thinking about buying or selling a home? Let's talk about something that might not be top of mind but is crucial: Septic Systems! Whether you're a buyer or seller, understanding septic systems is key. Here are a few tips: For Buyers: 1️⃣ Get it Inspected: A professional inspection can reveal any potential issues with the septic system before you close the deal. 2️⃣ Ask Questions: Don't be afraid to ask the seller about the age, maintenance history, and any recent repairs or replacements of the septic system. 3️⃣ Know the Regulations: Familiarize yourself with local regulations regarding septic systems. This knowledge can save you from costly surprises down the road. For Sellers: 1️⃣ Disclose, Disclose, Disclose: Be upfront about the condition of your septic system. Transparency builds trust with potential buyers. 2️⃣ Maintain Regularly: Regular maintenance not only keeps your septic system running smoothly but also adds value to your property. 3️⃣ Provide Documentation: Keep records of any maintenance, repairs, or inspections of your septic system. Buyers appreciate the peace of mind that comes with documented care. Whether you're buying or selling, understanding septic systems is essential for a smooth real estate transaction. Have questions? I was on CTV News speaking about the national ZEV sales mandate that will be tabled this week. There are a lot of misconceptions about how this cannot work here in Canada, but there is already proof that it does work: BC and Quebec. These provinces already have provincial sales mandates and are consistently leading quarterly ZEV sales by a large margin. An unfortunate side effect of not having a national mandate is more ZEV supply is shipped into these two provinces, leaving others with shorter supply and higher dealer markups. Having a national sales requirement will level the playing field. There are issues, however, that Brian Kingston and David C. Adams have rightly brought up that we do need to address in tandem with these regulations. Infrastructure development is a big one, especially on highways in northern and rural parts of the country. But another one that needs to be solved on a more granular level is MURB (multi unit residential buildings) and single family homes. There are MANY municipalities across the country that have no "EV ready" zoning by-laws or building codes in place (including here in Sudbury), which means there are MURBs being built and/or planned to be built today that will require extensive and expensive retrofits (or other energy demand management systems) to enable EV charging for occupants. Are these issues insurmountable? No. There are many programs available now and upcoming that are helping build our charging infrastructure, including right here in Ontario with the ChargeOn program. Can we achieve the target of 20% by 2026? Yes! In Q3 of this year, ZEV sales were already at 12.1% of new vehicles sales (thanks, Electric Autonomy), so we are well on our way. This target is not only realistic, but as we've seen in BC, can be beaten years early with the right stimulation. We are also actively helping other NGOs or concerned citizens change municipal zoning by-laws with the release of our Municipal EV Toolkit, which provides a framework for municipalities to implement these small but important changes to ensure access to charging infrastructure for everyone. And just a side note - big thanks to Electric Mobility Canada and Clean Energy Canada for continuing to post factual and well thought out reports about these important issues. https://lnkd.in/gA9JdDCJ
