Fantastic meeting with our investor today going through some figures on our latest project. Things covered on the call: TERMS of our agreement- he will be loaning me the money for 12 months for the purchase of the property then I will be paying him 10% plus his capital back. RETURN - what return I was happy to pay - 10% as I had already factored this into the deal. UNDERSTANDING - I made sure he had an understanding of exactly what my plans where with the property and all my exit plans. SECURITY - I gave him a first charge over the property as I will not be requiring additional funding for this purchase plus a PG (personal guarantee). Overall the investor was very happy because he could see I had done my due diligence, I had multiple exit strategies and his money was safe. #property #investment #ukproperty

Mat Oakley says “more than in any previous cycle, the big differences in commercial property performance will not be between sectors, but between assets of different qualities.” This is the impact of the tipping point we are seeing across so many factors underpinning how commercial real estate really works... Commercial real estate is the fit-for-purpose built environment in which we work, play, and live. Demographics, supply chains, working practises and societal values driving sustainability standards are redefining what works for occupiers and hence investors. The supply of truly fit-for-purpose assets is pretty thin, so a classic beta bounce and return of liquidity is hard to see. So much of what there, especially in offices, look much more like a value add play than core/core+. What works works... and will find a strong market with decling rates and risk premiums... but liquidity will be hard as there is just not that much supply. This points us ever more to how to meet occupation demands... some of this is asset refurbishment and repositioning. But, that requires well located fundamentally good quality assets that you can get on with reworking in the short term... these are again in short supply. That leaves the fundamentally under supplied sectors... residential across the spectrum, logistics especially urban/last mile, life sciences etc. Development led and highly operational. Which begs the question: do we have the infrastructure to deliver and manage assets, and match capital with opportunity? Lots to do here.
