FHA Ditches Dramatic "Scarlet Letter" Branding for Denied Borrowers Move over, drama-loving mortgage gurus, because the FHA just eliminated its favorite soap opera subplot! Starting September 11, the Federal Housing Administration decided they're over the bad old days of shaming borrowers with the Mortgage Credit Reject screen. Remember that pesky little screen? It’s been chucked out, in a delightful turn of events where common sense has prevailed. Borrowers can now head to another lender with their heads held high after an initial denial, without the looming threat of being "branded" for the next six months. So, hats off to the FHA for realizing that we've moved past the days of Hester Prynne and have entered a new era where, heaven forbid, we let bygones be bygones. And as for all those potential financiers who got spooked away? Time to step back into the arena without unnecessary drama. So, cheers to a more streamlined (and less theatrical) underwriting process. Encore!

🚨 New Rules for Buyers Starting August 17th! 🚨 Starting August 17th, realtors can no longer show you a property without a signed buyer's agreement. No signed agreement, no unlocking doors! The penalty? A hefty $15K fine. A buyer's agency agreement commits you to an agent for a set period and outlines how they’re compensated and their duties to you as a buyer. There's no such thing as a "free service" when using a buyer's agent. While sellers can still pay a buyer's agent commission, there's a change: the MLS no longer shows what the seller will compensate. Your agent now needs to contact the listing agent for that info and will discuss it with you before moving forward. Please educate yourself on these changes so there are no surprises.
