#Office buildings in the #Cleveland Central Business District are facing extreme headwinds on the leasing side, but also on the loan and ownership side...so much so that 27.8% of Cleveland's Class A & B inventory downtown is either listed for sale or in receivership. Our #research team put together the data and this aerial depicting all of the buildings that fall in these categories. In addition to 8 buildings that are in our statistical set, two others are also for sale, the previously owner-occupied Rose Building (Medical Mutual) and the governmental Justice Center complex. Commercial Real Estate and San Francisco - This is a longer video, around a half hour but there are some interesting take aways - 1. Overall office vacancy in San Francisco is sitting close to 40%. 2. Prior to the pandemic, office properties were being valued at close to $1,000 per square foot. 3. Currently, buildings are being sold at steep discount in order to get rid of the debt 4. Current selling prices seem to be in the $200 - $300 per square foot range This is an interesting story. For years, the office sector seems to have been in the back seat of Thelma & Louise’s Thunderbird headed towards a cliff. Pump the brakes! Kudos to our team, the buyer & seller, the City of Eagan (where we’ve been particularly busy over the past few years), and BCBS of Minnesota on this transaction. It’s the type of deal that reminds us real estate isn’t one sized fits all.   Amid headlines regarding weakening return to work, corporate campus consolidations, declining investor and lender interest in office assets, high interest rates, and more seemingly negative headwinds, the transaction persisted — and everyone wins because of it.   The takeaway: users, investors, and lenders alike must continue to block the noise and follow their own strategy. Makes perfect sense. It is small at 102,000 SF and in a fast growing suburban hub. As to "spec", that's what DFW does and it is difficult to pre-lease (i.e., leasing before ground breaking) buildings this small because they often appeal to full-building users, luckily the risk is mitigated to an extent given the project's small size...

Planted in MD, grown in DC and now establishing roots in VA, CoStar Group has completed the #DMV trifecta. As a cornerstone of the commercial real estate industry, CoStar’s recent acquisition of one of Arlington’s gem buildings is a clear signal of their commitment to their craft and the #CRE sector at large. Costar timed their last DC purchase nearly perfectly, buying 1331 L Street in 2010 for $41M and selling it one year later for $101M. We’ll see if history repeats itself, but with values where they are, not a bad time to be on the offensive… #commercialrealestate #officespace #marketinsights

Smaller industrial properties have maintained high #occupancyrates and increasing rents, emerging as a top-performing segment in #CRE, while luxury apartments and big-box distribution centers, favored by investors, are encountering rising vacancy rates due to a surge in development. Take a look at 3095 Kentronics Drive, a warehouse property that sits just outside of Louisville, Kentucky.
