A suburban Los Angeles property has recently been sold for a record price in the city, despite a drop in the multifamily housing market. Positive Investments, linked to the Arcadia-based apartment owner, acquired the Terramonte Apartment Homes located at 150 W. Foothill Blvd. in Pomona for $35.5M, translating to approximately $257,246 for each of the 138 units. This sale in Pomona is the most expensive since 2021. Srinivas Yalamanchili from Positive Investments, Inc. remarked that, despite the current slowdown in apartment sales due to high interest rates, they continue to seek new opportunities. Last year, apartment sales in greater Los Angeles hit a record of $12.4B, but this year, sales have only reached $3.6B. The vacancy rate in the San Gabriel Valley, including Pomona, is 3.8%, lower than the 4.8% Los Angeles average, with the average rent also being lower than the Los Angeles average.
