We built OutpostX on a 240-acre dried lake bed! Read below for 3 tips for finding rural land deals. 1: The further you are from a major airport or city, the cheaper your land will be. If you plan on building a short-term rental, you must be wildly unique for your guests to justify a longer drive. 2: Sometimes, your ideal piece of land is not listed for sale on Zillow. You might find better luck renting a car and driving around town, talking to locals, and finding for sale by owner signs on run-down fences 3: Remember that purchasing rural land requires the owner to develop it from scratch. It’s best to start with a land use attorney to find out what the county expects of you before you purchase. Rural counties can sometimes take advantage of rural land developers and force them to build county roads or install public water systems.

Happy September! We hear a lot of concerns about road conditions in Greenville County. Dealing with roads in South Carolina is more complicated than many realize. With over 41,000 miles to maintain, South Carolina has the fourth-largest state-maintained road system in the nation. So the first step when discussing a road issue is to identify who's responsible for that road - is it a State road or a County road? There are several ways to verify this. One way is to look at the little codes on the street signs. Alternatively, Greenville County's GIS System or SCDOT's Street Finder tool can be used. Once you've determined the jurisdictional responsibility of the road, you can contact the relevant entities for road maintenance. Should that approach be insufficient, don't hesitate to contact your local elected representatives to address the issue. Here are some common terms you’ll hear related to a survey. It’s good to have a clear understanding of what these terms mean in order to determine what survey will suit your needs. Parcel – a lot of land or real property. Legal description – unique descriptor of real property found on a deed and land survey. Improvement – any permanent developments of land or structures that add value to real property. Easement – a nonpossessory right to use and/or enter onto the real property of another without possessing it. An example would be utility easements that municipal workers must be able to access. Setback – the minimum distance in which a building or other structure must be set back from a street or road, a body of water, a flood plain, or any other place which is deemed to need protection. Encroachment – a violation of another’s property rights by building on or extending a structure into a neighboring parcel.
