A little long but worth the read. Last week presented us with unforeseen challenges as the weather in Calgary took a dramatic turn towards harsh winter conditions. Our scheduled work, originally planned for the summer months, suddenly transitioned into a winter setting. The abrupt weather shift caused unexpected issues; the gravel on our dump truck froze, prompting the trucking company to request an additional fee. Unfortunately, this extra expense wasn't something we could have anticipated. Adding to the complexity, the general contractor hadn't completed the necessary survey work. Without this crucial information, we were unable to determine the correct levels for our project, necessitating another expense for additional gravel. These unforeseeable circumstances led to a pause in our work, much to the dismay of our client. It's essential to note that our contract stipulates no work should proceed without a change order, a clause implemented to manage unexpected costs and variations. In the construction industry, our collective goal is to deliver projects efficiently and without alterations. Changes often introduce complexities that can inflate costs and disrupt the project's flow, something all subcontractors aim to avoid. However, in situations like the one we faced last week, the dilemma lies in the necessity to adhere to the contract terms. While changes are unwelcome, proceeding without proper authorization could risk non-payment. Ultimately, last week's experience reinforced the delicate balance between the desire for timely project completion and the contractual need for formal change orders. THE GREAT STAIRCASE DILEMMA With the Government issuing the long awaited final version of the guidance on twin stairs in buildings over 18 m at the weekend you wonder what this will lead to in the residential market. Will prospective buyers of new or second hand apartments see the differance and will this impact on the decision to buy or indeed the price. Will we see morgage providers adding a premium or being reluctant to lend on single staircase buildings. It’s highly likely that insurance companies will charge a premium as it appears they already do with some older properties pushing up the service charge which impacts on value. As an investor would you take the risk in todays market where yealds remain low and the decision to purchase is simply one to chase capital growth. Another chalange for an already challenged market. I would welcome peoples thoughts.
