Don’t worry about what CEOs and others are saying about going back to the office. They are paying millions within a 10/20 year lease. Is it possible to get out of the contract early? I’m not sure. What I will tell you is that within 5 years of expiration, the big Fortune 500 companies will start talking about a change in the work office space. They will start promoting the new 21-century office for employees today! There will be a big PR push on the new employee work environment. With that, you will have a serious reduction in office floors, partial/full remote, total elimination of cubicles, new office design, childcare (in-office), flexible work hours, gym, etc. Companies will save millions of dollars in rental real estate expenses! I gaurantee you they are already talking about it right now. The CFO already has the report on the CEOs desk. It’s just a matter of time.

As expected, the amount of cranes in the sky building offices has drastically reduced. In many metros, down to single digits! It’s had a demonstrable effect on Business District commercial traffic, and further exasperated the issue of struggling to attract Tenants back to downtown submarkets; primarily, due to the product there being older and lacking amenities. However, “experts predict” that we should see a recovery in 2025 due to declining interest rates and higher employee occupancy.
