As the cost of living in Toronto continues to rise, many families are seeking ways to consolidate their living arrangements. Definition of Purfume on a pig. This awful, decaying and maintenance heavy parking deck in a downtown district was built in 1966……Approaching 60 years old It costs millions to keep it safe and fundamentally functional It’s a single use parking structure, that is dead along the sidewalk in an otherwise vibrant, walkable downtown. Notably Anti-pedestrian, It Would never be built like this today. Antiquated and detrimental to the street Painting it is truly adding purfume on a pig There are so many examples of these extremely costly and urbanistically negative structures that need to be rethought, reevaluated and reassessed for a more effective, efficient future that will make them assets instead of liabilities for their communities. Instead of spending millions to shore it up, which will only lengthen its unfortunate existence, decks like these are long overdue for a total transformation into a very different asset for the community City building requires rethinking and removal of negative and detrimental elements and identifying a path to create positive assets that will enhance a downtown and a community This is only one example….there are plenty more…..like surface parking lots #citybuilding #parkingdecks #imvestincities #leadership #effectivemunicipalities

One of my fascinations within the built and social environments is the idea of meantime uses. Even before formally practicing real estate in the urban core, it's always been hard to resist walking by a vacant commercial space and not envision what could be built out to breathe life into a block. The Project for Lean Urbanism provided some framework for meantime uses, calling them "quick, temporary, and inexpensive strategies to activate underutilized properties when a weak market doesn't justify more substantial investment." Late last month, the Morristown Zoning Board unanimously approved a back-of-house expansion to the 87-year-old Mayo Performing Arts Center in the Town of Morristown. 🎭 The plan calls for a 31,000 SF five-story addition and a bi-level parking garage. While the historic façade along South Street will be unchanged, #MPAC will now extend from South Street to King Place. We also want to note that most of the back-of-house addition will be dedicated to their #artseducation program, currently located in the buildings being replaced by the expansion. So not only will this expansion add to #Morristown’s historic charm and contribute to its economic vitality, but will also inspire local artists of the future. 🎨👨🎨 Cultural institutions like #MayoPAC are a vital economic engine for downtowns across the State, and particularly in Morristown, not only driving foot traffic to surrounding businesses, but driving the community's economic health. 🛍 In their most recent annual report, the Center stated that the nonprofit arts center generated more than $15 million in revenue for local businesses in the 2022/23 season. 💰 That's no chump change.
