Just funded this duplex-to-condo conversion deal through one of my white-label signature brokers in Indianapolis. Just funded this short-term rental acquisition using AirDNA projected income. To maximize the cash flow on this deal, the borrower decided to go with a 10-year partial interest-only loan structure. If you need to fund a short-term rental, you can qualify the deal using AirDNA projections, a 12-month booking history, STR 1007, or an LTR 1007. Warrantable and non-warrantable condos, condotels, co-ops, and standard 1-4 units are all eligible. I funded this deal earlier this year, a fix-and-flip bridge loan with a lipstick rehab and a high margin on the ARV. Usually, lenders do not allow gap funding, but we were able to structure this deal with the borrower being reimbursed post-close with a second lien from a private lender.
