Multistory design warehouse facilities. The architecture and interior design of these buildings will be fascinating to see take shape as a potential new construction trend. I have to wonder how quickly the older inventory becomes obsolete for the next generation of user space needs. New construction is one of my favorite aspects of Commercial Real Estate. According to the Kidder Mathews 1Q 2024 report, retail leasing activity in San Diego was down last quarter, likely due to a low supply but higher demand for retail space. The post-pandemic surge in brick-and-mortar experiences has pushed the market to the peak of its cycle. Put simply – San Diego needs more retail space. The next phase of the market cycle? Marin Architects and Zoning Lab is thrilled to be part of the redevelopment project of Fine Fare Supermarkets at 2801 Boston Road with a modern and visually appealing design. The new building will feature a striking canopy and a grand entrance, creating an inviting focal point for the community. We are excited to commence work on this Fine Fare supermarket as we are sure it will become a central hub for the local community, providing an inviting space for residents to shop for their everyday needs. Collaborating with Marin Architects' zoning experts, The Zoning Lab, not only were we able to design a supermarket that will bring a new beautiful addition to the community but leverage our expertise in zoning to push the boundaries of innovative design. However, the project's success did not come without challenges. Due to the size of the site, meeting zoning requirements for 78 parking spots was a hurdle. To address this, Marin Architects and The Zoning Lab developed an innovative solution: an attended parking lot system with stackers. This creative approach uses automated stackers to maximize parking space, allowing cars to be efficiently and safely stacked in the cellar level. Canas Solutions, our in-house expediting firm, played a key role in navigating the complex permitting process, obtaining approvals from multiple agencies, including the Department of Buildings' new sector, OTCR, and the Borough Commissioner's Office for the attendant parking lot. By locating the parking lot in the cellar and using the stacker system, Fine Fare Supermarket can offer efficient parking while meeting zoning requirements. With the new Fine Fare Supermarket set to open soon, the Boston Road community can look forward to a modern shopping experience that continues to serve its needs while contributing to the revitalization of the area. #marinarchitects #zoning #redevelopment #BostonRoad #FineFare #Supermarkets #Construction

Project Update: Precision Contractors is finishing the second phase of substantial remodeling work across 240,000 SF in three Furniture Row Companies / Denver Mattress Co. retail centers. Precision teams are currently managing updates in Lone Tree, Colorado (88,000 SF), Draper, Utah (82,000 SF), and Selma, Texas (70,000 SF). Precision is breaking up the renovation work in each building into five separate phases to allow for minimal interruption of the sales floor. This type of scheduling ensures the five stages of the overall project do not disrupt the holiday sales events that are an essential part of the year in retail sales.
