It's about time.⌚ Everybody in DeKalb knows North DeKalb mall has been on life support for years. That AMC has been the only thing keeping the mall alive.💉🛍️ According to a recent Urbanize Atlanta article, a June 26th press conference will kick off the demolition of North Dekalb mall to make way for a town center called Lulah Hills (personally, I'm not a fan of the name).✌🏿 Lulah Hills is slated to cover 73 acres, nearly 2000 housing units (1700 apartments and 100 townhomes), a 150-key hotel, and 320K sq ft of retail, restaurant, and office. The project is scheduled to open in 2028.🏙️🏗️ Dekalb's Board of Commissioners passed the creation of a TAD (tax allocation district) to help support the development. A more affordable and liveable Sydney is on the horizon, with six more train stations being put forward for the NSW Government’s Transport Oriented Development (TOD) planning reforms. These reforms amend planning controls so that residential buildings can be built within 400m of metro and rail stations.
12 out of 13 councils with stations being upzoned to six storeys under the TOD program have either agreed to it or taken a deal which gets them even more housing built than that. The odd one out is Ku-ring-gai Council who rejected their own staff report which put together some upzoning options. Accordingly Gordon, Killara, Roseville and Lindfield will all have blanket six-storey zoning for 400m starting this month. Here's to a more affordable North Shore and a more liveable Sydney! Collective sales can fall through especially when the plan did not seem to meet URA’s vision, sad to see this especially when this building is in need of a major revamp. The proposal to increase the GFA was rejected, URA’s seems to want developers to do more, it’s not enough to just add GFA these days. Recently CDL’s city Square Mall is undergoing extensive refurbishment increasing their lettable area by intensifying the use. Torquay Village sold for $50 million to Malaysian investor by Fitzroys Coles-anchored neighbourhood shopping centre Torquay Village sold to a private Malaysian investor who has various property holdings in Australia. Fitzroys Director Paul Burns negotiated the off-market sale of Torquay Village on behalf of IP Generation. Amid the broader market slowdown and a highly publicised gap between expectations of sellers and vendors, neighbourhood shopping centres have continued to trade strongly and on healthy yields on the rare occasion that they’ve come up for sale. Investors are seeking surety and so turning to defensive bricks-and-mortar assets with essential services tenants that have proven their resilience through the turbulence of the past few years,” Burns said. He said the 50% stamp duty discount that applies to regional Victorian commercial property purchases was an additional attraction to the purchaser of Torquay Village and Baines Cres.
