Another fun real estate event captured for social media. 📸 Congratulations to Keller Williams Realty, First in New York & Olivero Team on your new office and thank you for trusting me and KTB Media & Marketing to capture it! ❤️ Social media is a numbers game. How often is your business showing up? How frequently are people seeing your brand? What is the ENERGY that people feel when they consume your content? If you’re not bringing in leads with social media, these are the questions to be asking. #ktbmediaandmarketing

We acquire land and build industrial development projects throughout Southern California and Southern Nevada.
5 minutes per day for 18 months from May 2022 to October 2023. I rarely missed a day and never missed two days in a row. That's how I studied and earned my CCIM pin. This was something I wanted to achieve ever since I was an office tenant rep broker with JLL back in 2009-2011. I had a built in easy excuse that I didn't have the time and it was too expensive. Besides the financial and market analysis lessons that I learned to achieve my pin, here are a few additional lessons I learned along the way to receiving this designation. 1) If something is important to you, you will find the time to do it. It's easy to say that you don't have time, but if you really examine your day there are plenty of things that can be eliminated that are useless and don't contribute to achieving the goals you want to achieve and the life you want to achieve. We all have the same 24 hours in a day. How do we use each hour, each minute? 2) Discipline, consistency, focus and resiliency are all so important. Doing small things everyday consistently over a long period of time will eventually yield great results. With work and family life, I didn't have large blocks of time available to devote to studying. I just started small with five minutes per day and never missed a day for 18 months straight. 3) Be humble and be always willing to learn new things as a lifelong learner. I don't know everything and there are always new things to learn. Learning never stops. 4) Invest in yourself. As Warren Buffet says, "Investing in yourself is the best thing you can do. Anything that improves your own talents. Nobody can take it away from you." If the thing you want is too cost prohibitive, find another way. There's always a way. I found a scholarship that I applied for and won so this covered my costs. This eliminated this excuse for me. 5) Set a goal and map out a plan to get there. It's easy to set a goal (i.e. New Year's resolutions), but what steps will you take to achieve it and how will you get there? Life happens and can derail your plans but stay disciplined and stay the course. Course correct as needed along the way while never losing sight of the end goal. The best athletes in the world all have coaches. People in business should have coaches too. I've worked with Tim O'Brien and George Randle. Best of the best. Congrats to my fellow designees from the Greater Southern California CCIM Chapter: Jamie H. Kim, CCIM, Janet F. Kramer, Brianna McHenry, Julian Saadeh, and Ian Ozimec, CCIM. Lastly thank you to Nicholas Chang, CCIM, SIOR, Gary Martinez, CCIM, SIOR, Matthew Smith, CCIM, and Juan Gutierrez for my recommendations and to Jim Proehl, Bryan Bentrott, and Nicholas Chang, CCIM, SIOR for my scholarship recommendations.

TIRED OF READING POSTS ABOUT ALL THE AFFORDABLE AND WORKFORCE HOUSING BEING BUILT ALL ACROSS AMERICA? ANYTHING SHORT of PERMANENT AFFORDABLE HOUSING SOLUTIONS IS UNACCEPTABLE. TAXPAYERS CAN NO LONGER AFFORD short-sighted, conflict-ridden stakeholders, federal, state, and local government programs that cater to special interests and only "KICKS THE CAN DOWN THE ROAD" that ultimately burdens future generations. Veteran Housing Corp applauds all efforts to build affordable housing but would challenge the US Congress and every local, state, and federal housing agency or affordable housing developer to do better in 2024 and beyond. Veteran Housing Corp demands permanent affordability for all projects receiving government funding, subsidies, tax credits, or other incentives! Veteran Housing Corp demands transparency and every local, state, and federal government agency and other stakeholders MUST provide answers to questions about the housing projects that are built with government funding, subsidies, tax credits, or incentives, including the following: 1. How much funding, federal tax credits, or government benefits or incentives from all government sources did the projects receive? 2. What is the affordability period for each project? 3. What guarantees exist that tenants will not be displaced after the "affordability period expires? Every local, state, and federal housing authority and affordable or workforce housing stakeholder should adopt the State of Vermont's "permanent affordability" policy as a model for all future government funded or subsidized housing projects or developments, no exceptions! https://lnkd.in/eFEUC8c8 Additionally, local, state and federal housing agencies should look to the Helsinki, FINLAND MODEL of ending homelessness by providing affordable housing for all 'It’s a miracle': Helsinki's radical solution to homelessness https://lnkd.in/er9HZSQU The U.S. Department of Housing and Urban Development AGREES THAT adopting FINLAND'S MODEL OF ERADICATING HOMELESSNESS may be of great value to resolving the affordable housing and homelessness crises in America https://lnkd.in/gkSZWYRU

Teamwork and communication is key to successful relationships.
KPG is very pleased to welcome three new tenants to 225 Lincoln Highway, on behalf of the site's landlord, Norfolk Southern. This property has some truly unique characteristics, and a tremendous roster of tenants. KPG is thrilled to be involved! Many thanks to Mark Gimbl and KPG's onsite team for all their hard work. And, of course, much gratitude to Norfolk's Atlanta real estate team for their tremendous collaboration and support.
