It's been only 1.6 years since ChatGPT 3.5 was released and it took little time for domain-specific AI startups to proliferate. They solve real life work flows and save professionals valuable time. It's happening everywhere - finance, law, medicine and now commercial real estate. Startups that will succeed will have direct knowledge of their industry's workflows and/or the persistence to speak with hundreds or thousands of customers. Determination in prompt engineering will be important (think hundreds, even thousands of prompts) as well as building their product to use any AI-model, especially open source, which ensures data privacy. I'm betting on 2nd time founders who have successfully built companies in the past. Henry AI (YC S24) from Sammy Greenwall and Adam Pratt comes to mind in the latest YC batch. They're building a tool for commercial real estate professionals that uses AI to construct deal decks and financial models, two very time consuming tasks. And there's a data angle to their business which can't be underestimated because mature data businesses typically earn 35-40% margins and are extremely difficult to recreate, i.e., significant competitive moat.

Despite advancements in AI, Marcus & Millichap believes it will never replace real estate brokers. The commercial real estate industry has been slow to adapt to new technology, but CRE brokerage Marcus & Millichap has been an early investor in major PropTech companies such as Apartments.com (then Spring Street) and LoopNet. When I joined the brokerage as a financial analyst, I was impressed by the range of technological tools available to agents. Marcus & Millichap continues to integrate new AI tools, such as their partnership with Archer, a tool for making deal sourcing and underwriting more efficient. However, CEO Hessam Nadji believes that no matter how advanced AI gets, it will never replace the street knowledge and relationship management skills of the broker. AI will remain a set of tools to empower agents in dealmaking. The case for analysts however... is a different story. Time flies. After three years, Ensemblex just wrapped up a large subprime auto lender’s transition to AI-based underwriting. This client’s effective and smooth transition to AI shows the benefits of proactively investing in expert help. In the first year, we replaced three separate logistic regression scorecards with a single AI model. Over two years in production, the model showed stable performance gains over the previous models and experienced no technical issues in production. Effective monitoring protected the model—we flagged multiple data integrity issues originating with data providers before they compromised the model. The best part?
