Kaeser Ladepark⁠ - Competition entry 2023⁠. An insight into the possible future of sustainable mobility, road side hospitality and electric vehicle charging experiences. This vehicle charging park is the counter-design to the insincerity of global petrol station concepts that claim they meet the need for “fuel” at a local level in a holistic new way. ⁠ Designed to be a positive, enriching experience this design draws on all four elements. The existing building #stock in #Germany must be made future-proof again. This is the only way to achieve #climate goals. However, a successful transformation not only involves achieving #CO2 targets, but people must also enjoy spending their time in the property. But many older buildings have a rather poor image, especially when it comes to the feel-good factor. If the rental situation is not ideal, this will of course have an impact on cash flow. Existing #properties must therefore be approached from both sides: from the perspective of climate protection as well as the well-being of the users. An example from the landmark portfolio is Augusta 33. The #office ensemble, acquired from Landesbank Baden-Württemberg (LBBW), is in a prominent location at Augustaanlage 33 in Mannheim . As a showcase for #sustainable inventory development, it will be transformed into an inspiring, sustainable landmark. After collecting all the important data on #buildingphysics and the existing system #technology in the building, an #energy design that is individually tailored to the Augusta 33 is currently being created using simulation models - also supported by artificial intelligence. The goal is to derive optimal measures for energy-efficient #renovation and the integration of digital technologies. One thing is already certain: the equipment for office users, including in terms of digital connectivity, will meet the highest demands. This is guaranteed by the already acquired Wired Score certification in gold. #BREEAM certification for #ecological and socio-cultural sustainability is also being sought. As part of the concept, which has already been sustainably established in other properties, the #tenants become a community and the property, with attractively redesigned areas, becomes an urban village in which a community is created. She benefits from numerous events, services and everyday conveniences – including via the in-house app. And because a real landmark should also have an impact in the surrounding area, some of the offers will also apply to the neighborhood. There is also a new conferencing and flex office area for everyone who wants to become part of the community. Existing buildings often have their own character and charm that users are attracted to - more so than in sometimes uninspired new buildings. And community management is an ideal complement for a project developer like Landmarken: Because the focus is always on the tenant, it is an important component of successful portfolio transformation. By the way, the Urban Village concept has been nominated for the immobilienmanager award this year.

Mass timber buildings? Of course, we have those. How about replacing concrete with rammed earth as a ceiling material and a sustainable thermal mass? We have that too - check it out...

Woohoo, #Reuse seems to be becoming the new norm in some places! So happy to see this and the effects of Germany's #ReusablePackagingLaw #Mehrwegpflicht 💪 🥤 ♻️ I am, however, wondering whether we could be doing more to #MakeReuseAccessible. To me, the districts in the comparison below seem to indicate that especially gentrified, economically and socially stable neighborhoods can afford to make this lifestyle change, and others may not be able to as easily. Just putting it out there, 𝗵𝗼𝘄 𝗰𝗮𝗻 𝘄𝗲 𝘁𝗿𝗮𝗻𝘀𝗳𝗼𝗿𝗺 #ReuseSolutions 𝗲𝘃𝗲𝗻 𝗺𝗼𝗿𝗲 𝘀𝗼 𝘁𝗵𝗮𝘁 𝘁𝗵𝗲𝘆'𝗿𝗲 𝗲𝘃𝗲𝗿𝘆𝗯𝗼𝗱𝘆'𝘀 𝗳𝗶𝗿𝘀𝘁 𝗰𝗵𝗼𝗶𝗰𝗲? What #Collaborations are needed to offer everybody reuse options that solve their specific problems?
