The Labour party has released its manifesto.
On house-building it has re-iterated the commitment to 1.5 million new homes in the next Parliament. This will involve immediate updated to the NPPF, changes to allow for more structured building in the green belt, and a more structured approach to planning which cuts across local authority boundaries.
In the PRS there is a renewed commitment to "immediately" abolish s21 (presumably this means to immediately bring forward legislation to do so), allow tenants to challenge excessive rent increases (what this means is hard to say as tenants can do this already), and introduce Awaab's law in the PRS to deal with damp and mould growth.
In building safety there is a commitment to act more decisively on fire safety, protect leaseholders from paying the costs of remediation work better, and speed up the remediation process. Presumably, urgent reform of the Building Safety Act is on the cards.
For long leaseholders there is a commitment to implement the Law Commission recommendations on reform, making commonhold the default ownership structure and banning new leasehold flats.

2wI just hope that whatever they introduce, whether that is additional Section 8 Grounds for eviction, or offering some evictions to proceed on papers alone to alleviate court burdens, that all aspects of this abolishment will be considered. This situation is going to impact so many Landlords, hopefully as legal advisors we can navigate the changes and prepare advice but, I can foresee scenarios where the Landlord just wont be able to evict, and that's a sad reality for property owners!
