“The population in the City of St. Louis peaked in the 1950s. Since then, the city has suffered a massive 60% population decline, leaving a tremendous number of vacant properties where once stood thriving businesses and homes. Vacancy measures the percentage of parcel acreage that includes vacant buildings or vacant lots. Vacant properties blight neighborhoods, decrease the values of nearby occupied properties, and pose serious public health and public safety risks for residents. Vacant and abandoned properties also strain municipal resources. Exposure to vacant land has been associated with adverse health outcomes, including poor mental health and increased crime. To combat vacancy, the City of St. Louis pioneered the Land Reutilization Authority (LRA), which is the first land bank in the United States that receives and holds vacant and abandoned tax-foreclosed properties until purchased. The city plans to address vacancy using the following five principles: * Implement data-driven decision making. * Reduce the number of properties in LRA's inventory. * Increase code enforcement for irresponsible property owners. * Allocate more funding for demolitions. * Develop alternative stabilization, demolition, and maintenance practices. There are an estimated 24,000 vacant parcels in the City of St. Louis, of which 10,000 are vacant buildings and 14,000 are vacant lots. Approximately 10,000 of these parcels are owned by the Land Reutilization Authority (LRA), accounting for 18.5 percent of vacant buildings and 55.6 percent of vacant lots. North St. Louis has the largest number of vacant parcels, followed by southeastern parts of the region. Neighborhoods with the highest concentration of vacant parcels are primarily located in the north. These neighborhoods include The Ville, Jeff-Vander-Lou, Fairground, College Hill, and St. Louis Place.” - St. Louis Community Health Assessment 2022

"Hope aint a tactic" As I was watching this clip today I thought of the distress in the suburban office building market. I see a lot of investors and owners on the sidelines "hoping" for a quicker recovery or some economic windfall. A lot of these class B and C office buildings are prime for redevelopment with multifamily entitlements. I'm not talking about converting an office building, but about repositioning the land with multifamily zoning and entitlements. The multifamily land values are still pretty strong and that market is expected to fully recover much quicker than the office market. Multifamily entitlements are what we do. Let us help you.
