Washington’s population grew by 85,000 people over the past year, reaching about 8 million as of April 1, 2024, which supports continued multifamily demand. This growth, driven primarily by net migration, is slightly below the decade's average but still significant, with net migration accounting for 82% of the increase. Developers added 51,000 housing units, mainly condos and apartments, to accommodate the growing population. King County led housing growth with 20,000 new units, and smaller counties like Kittitas, Grant, and Clark saw rapid population increases. The largest cities, including Seattle, continue to attract significant growth, with Seattle's population rising by 19,000 to 798,000. The strong population and housing growth in urban centers indicate sustained demand for multifamily units in the region.

The Charlotte area added more than 50,000 people last year for the first time since 2017. That 1.8% growth rate was the seventh fastest among metros with more than 1 million people and Charlotte maintained its position as the 22nd-largest metro in the United States. While growth in the urban core of Mecklenburg recovered and surrounding established suburbs like Cabarrus and York continued at an impressive clip, outlying exurban counties such as Lancaster and Lincoln grew faster on a percentage basis. Rural Chester County, where population has declined over the past decade, also posted population gains on the year. While the metro is growing at a similar pace to 2010s trends, Mecklenburg, York and Cabarrus are growing at a slower rate, while other, smaller counties are growing faster. Union County, the metro’s second-largest county after Mecklenburg, also saw the second-fastest population growth on both a nominal and percentage basis in 2023. The county, located southeast of Charlotte, added 7,200 people in 2023, representing a 2.9% growth rate. That more than doubles its 1.4% annual average in the 2010s. According to an article in the South Florida Business Journal: Between 2020 and 2023: -Palm Beach County's population grew by 2.6% to over 1.53 million, outpacing Miami-Dade and Broward counties. -Miami-Dade County's population slightly fell by 0.33% to 2.69 million, while Broward County saw a 1% increase to 1.96 million. -Commuting challenges and rising housing costs drove people away from Miami-Dade and Broward counties. -Wealthy households from the U.S. and international migrants contributed to population growth. -Miami-Dade and Broward counties experienced net out-migration of domestic residents, impacting the workforce and middle class. -Palm Beach County maintained a net positive domestic migration due to its higher quality of life and proximity to jobs. Efforts to address housing affordability include legislative initiatives such as the Live Local Act.

Can housing be “affordable” if it automatically excludes entire working populations? Our data shows the 60% AMI population has all but disappeared while the 30% population has continued to grow post-pandemic. As a result, the vast majority of applicants fight over a tiny number of very low-income units while many 60% units go empty! The key to new and rehabbed affordable housing is to have at least five different income levels in each building, with the bottom three always being 30%, 50%, and 60%.This will stabilize people’s homes when their income rapidly changes.

Rural America is booming, but the population growth that’s boosting local economies is also putting a strain on everything from schools to housing and roads. The influx — which started during the pandemic — has continued even as Covid restrictions have lifted. The latest government data released just last month points to a second year of increases in 2022 after years of declines. The trend is sparking resentment as house prices in the top 10 rural counties that have seen the biggest population increases surging more than 40% over the past three years.

We know our population is ageing and the latest ONS figures show that in some parts of the UK over 65s make up a third of the population. For me, this simply underlines the need for more age specific housing, particularly in areas where the over 65 population is high. Our housing market is stuck in a cycle where rightsizers choose to stay in large family homes that aren't appropriate for their changing needs and in doing so, block potential movement across the whole housing market. But it isn't simply on over 65s to downsize. At current levels, there isn't enough suitable housing for people to move into. We must see housing strategy catch up with the ageing population and deliver the homes we need. The Government has consistently underestimated the impact this would have on the whole housing market and that needs to change. #ONS #population #IRCs
