Just filed TDLR Permit landing on Construct Intel permitting app unveiling few new details for IBM's soon-to-be new Austin home including a total of ONE POINT FOUR MILLION SQUARE FEET across 14 floors.... no word yet if there will be a 13th floor. While parking is likely included in that footprint, a whopping ONE BILLION DOLLAR estimate tags it as one of Austin's most ritzy office developments on a $/sf basis...Very Nice! With a Domain Northside moniker and an address on Alterra Parkway, a shift from the Mopac address, it appears to be a more formal expanding of the Domain's current boundaries. Construction set to kick off later this year, with a late 2025 target for core and shell completion allowing IBM over a year for their interior finish out, ensuring time for their anticipated 2027 occupancy. Will be curious what fancy restaurants and retail will be joining IBM, maybe even room for an additional office tenant or 2....but I'm guessing that much needed Denny's won't surface, especially with La Quinta gone.
