National Low Income Housing Out of Reach 2024 This year’s report shows that despite rising wages, cooling inflation, and low unemployment, low-wage workers and other renters with low incomes continue to struggle with the cost of rent. Given the inadequate housing safety net and increasingly unaffordable rents, it is no surprise that homelessness is on the rise. Addressing these challenges requires long-term federal investments in affordable housing and the Housing First model for ending homelessness.

Last week, National Low Income Housing Coalition released the 2024 #OutofReach report, which details the hourly wage that a fulltime worker (assuming 40 hours a week / 52 weeks per year) must earn to afford a modest 2-bedroom apartment at Fair Market Rent. Rhode Island's housing wage has increased exponentially over the past five years, even when accounting for inflation. This year's housing wage is $33.20 per hour, equating to an annual income of $69,054. Meanwhile, the average renter wage is $18 / hour and the state minimum wage is $14 / hour. "The most effective solution to addressing this issue is to build more homes across all income levels," commented HNRI Executive Director Melina Lodge. The National Low Income Housing Coalition’s (NLIHC) Out of Reach report has called attention to the disparity between wages and the cost of rental housing in the U.S for over 35 years. In 2024, the report finds that in no state, metropolitan area, or county in the U.S. can a full-time worker earning the minimum wage afford to rent a modest two-bedroom home at fair market rent. A full-time worker currently needs to earn an hourly wage of $32.11 on average to afford a two-bedroom rental home in the U.S. and $26.74 to afford a one-bedroom rental home. The minimum wage can only increase to a certain level. The real problem is in zoning, planning, and all related city codes. It's what the parameters are for what is " housing" and what is TRULY Affordable Housing without the structures and neighborhoods being inferior to other " types" of housing . And bigger is NOT better. It is over consumption at its Worst. Large lots and parcels with 1 single family home. It's wasted excess and ego centric. It's a waste of land, building materials, and resources. It's the " have from the have Nots". Changes and major changes MUST be made ASAP. This housing issue is NOT sustainable. Also, nobody wants to talk about one of the Elephants in the room. PASS A NATIONAL LAW THAT STOPS FOREIGNERS FROM BUYING LAND, FARMS, AND HOUSING OF ALL KINDS WHEN THEY HAVE NO INTENTIONS OF OCCUPYING AND LIVING HERE- THEY ARE HIDING THEIR MONEY FROM THEIR COUNTRY OF ORIGIN. THEY ARE NOT INTERESTED IN LIVING IN THE USA. THEY ARE BUYING UP ASSETS THAT WE, AMERICANS, WHO LIVE HERE DESPERATELY NEED.
The National Low Income Housing Coalition and the Washington Low Income Housing Alliance have recently released their Out of Reach report, which reveals the gap between the hourly wage full-time workers in Washington need to earn in order to afford their rent. Known as the "housing wage", it is what households need to make in order to spend less than 30% of their income on rent. The 2023 National Housing Wage is $28.58 per hour to afford a modest, two-bedroom apartment at fair market rate, while in Washington State this year it is $36.33 per hour and in the Seattle-Bellevue area it's a staggering $47.31 per hour. Ohio workers need to make ~$19 per hour to afford a 2-bedroom apartment. In order for someone making minimum wage to afford a “modest 1 bedroom rental home at Fair Market rent”, they must work ~60 hours per week (National Low Income Housing Coalition). We are not even close. “More than a million Ohioans would benefit from a $15 minimum wage (and Ohio won’t see this until 2026). "Work harder." = You'll need to work 2.9 jobs and bring in $88k to support the basic housing costs for a 2 bedroom fair market rate unit in Adams County. Eighty-eight THOUSAND dollars/year for the bare minimum. To have shelter in a space you'll maybe spend 6 hours in per day. (nevermind all of the other things society expects, "have more children," "be more positive," "remain resilient..."). This math ain't mathin' and it hasn't been for decades now. If we could work or build our way out of housing insecurity, instability and injustice, we'd have done so long ago. The answer includes so many "both ands" I'm exhausted just thinking about it. As a community, we have to do things differently than ever before and with an urgency, vibrancy, and transparency unseen before. The answer is D: all of the above on that scantron.
