As interest rates stay higher for longer, will home prices start falling in Orange County? For home buyers, the unfortunate answer is probably not. Although inventory is starting to go up faster than last year, we are still way below the levels we typically see during this time of year. Yes, demand is also lower than normal, but there are still enough home buyers out there to keep us in a seller's market for the foreseeable future. The market is still red hot in most areas of Orange County and as we enter Summer it will begin to slow down slightly as more inventory continues to hit the market and demand starts it's normal decline, but don't expect a balanced or buyer's market anytime soon. Want to get more insight into what's happening in the Orange County housing market, how about an update on the commission lawsuit that will take effect on August 17? If you are thinking of buying of selling a home this summer what is my advice for you? You can find all of this and more in this month's housing market update so check it out! Predictions for 2024 Real Estate market.... NAR, Realtor.com, John L Scott and many others are predicting rates to flatten and average out around the mid to high 6's next year. The annual median home price is expected to remain unchanged on a national level, however in WA state home values have risen 43.8% in the last 3 yrs. New construction is slowly increasing but it's at historic lows, created a lack of inventory compared to the increased demand from buyers. Here in Bellingham we are seeing a back log of buyers that are ready to go if rates come down, pricing levels out and sellers are willing to make more concessions. Each location and market is different, I'm here to answer any questions one might have about the far north PNW.
