Closed and Funded! First closing in the District of Columbia, considering I have closed in 18 different states with the help of my work colleague Anastasia Kraut. There is always a first in anything you do. This borrower came to us with a Purchase Contract that included a Time of Essence expiring in 12 days with an Earnest Money Deposit of $15,000 at risk. We were able to get a Time of Essence extension from the seller and saved our borrower from potentially losing $15,000 in this transaction. Understanding what the investor’s main goal is with a specific property and what issues need to be resolved during a transaction will always stand out between an average lender and a great lender.
